Why solar installation quotes in Cyprus differ by so much

Recorded quotes for a grid-tied residential system in Cyprus run from €900 to €1,300 per kWp installed, with a median of €1,080. The top of that range is about 44 per cent above the bottom for what looks, on a one-page quote, like the same product. Very little of the gap is negotiation. Most of it comes from four things: how hard the roof is to get equipment onto, what is actually inside the specification, when in the year the quote was issued, and what the grid connection requires.

The size of the spread

The unit matters before the number does. Solar is quoted per kWp installed — kilowatt-peak, the array's rated output — not per square metre of roof. Searches for a price per m² are common and there is no honest answer to them, because roof area is a constraint rather than a basis for pricing. Area only enters the conversation when it runs out, at which point higher-output modules are specified to fit the same generation into fewer positions, and the euro-per-kWp figure rises.

District makes a measurable difference to the same specification. Against the island median, recorded ranges sit about 12 per cent higher in Limassol district and about 6 per cent higher in Paphos, roughly 4 per cent lower in Larnaca and about 8 per cent lower in Famagusta district. Limassol carries the tightest contractor availability on the island and day rates follow it; the Famagusta district figure reflects a market where the busy season for building work is winter rather than summer. The district price pages on this site carry each of those ranges separately, with the sample size next to them, because a range built from a handful of quotes deserves to be read differently from one built from dozens.

Scale runs the other way. Three-phase commercial rooftops of 50 to 250 kWp are recorded at €700 to €1,050 per kWp — below the residential range, because the fixed costs of a site visit, a scaffold, a connection application and a commissioning day are spread across far more panels. A household comparing its quote against a figure it read about a warehouse is comparing two different products.

Access and travel time

Access is the cost driver that never appears as a line item. It shows up as a higher rate on everything.

On the hillside plots above Peyia, steep approach roads limit the size of crane and delivery vehicle that can reach the property at all, which can turn a half-day lift into a day of manual handling. Distance has the same effect: contractors based in Paphos quoting work in Polis Chrysochous add travel time to the day rate, and that premium is on the labour element of every visit, including the return trips for commissioning and any warranty call.

Roof type decides how much temporary works the job needs. A ballasted array on an accessible flat roof — the standard arrangement on most Cypriot apartment blocks and many detached houses — needs no scaffold at all. A pitched tile roof, a three-storey block, or any elevation where edge protection is required brings scaffolding in at €4 to €13 per square metre per week, and that clock runs from erection to dismantling rather than for the days anyone is actually on the roof. Two quotes that differ by exactly the scaffold are not two prices for the same job.

Specification differences

Two quotes at opposite ends of the range usually describe genuinely different equipment. The items that move the total most:

1. The inverter, and how it handles shade

   A basic string inverter is the lowest-cost option and the one most exposed to partial shading: a satellite dish, a chimney or a neighbouring stairwell over one module can pull down the whole string. Optimisers or microinverters cost more per kWp and are the reason a shaded roof is quoted higher than an open one.

2. Mounting and fixings

   Within a few hundred metres of the sea — Kato Paphos being the clearest case — salt-laden air makes galvanised and marine-grade fixings standard rather than an upgrade. A quote using standard steel on a coastal roof is not the same quote at a lower price; it is a shorter-lived installation.

3. Storage, if it is in there at all

   Lithium storage is recorded at €480 to €850 per kWh of capacity, installed and commissioned. A battery is the single largest reason one quote can double another, so the first thing to establish when comparing two totals is whether both include one.

4. Grid-tied or standalone

   Standalone off-grid systems, including battery and charge control, run €1,600 to €2,900 per kWp — a different product for properties without a connection, and not a benchmark for a house that has one.

5. What happens after commissioning

   Maintenance visits covering a clean, an inverter check and an output report are recorded at €60 to €180 per visit. Some installers fold the first year into the price; most do not. It belongs in the comparison either way.

Season and demand

Solar demand in Cyprus is not evenly spread through the year, and neither is installer capacity. Enquiries cluster after the first heavy cooling bills of early summer, which is precisely when the same firms are least able to bring a job forward. Quotes issued into that queue tend to sit higher in the range and carry longer lead times. In Famagusta district the pattern inverts, because the seasonal accommodation stock around Ayia Napa and Protaras concentrates refurbishment into November to March and contractors there hold winter capacity for it.

Grant timing pushes in the same direction. The residential photovoltaic scheme is worth up to €1,500 and is applied for before installation begins, so a household that signs a contract first has a sequencing problem rather than a paperwork one.

Then there is the connection. An application to connect and export-meter the system is submitted by the installer before commissioning and typically takes around 45 days, with a load assessment required where local network capacity is constrained — a common outcome on the dense tourist-area feeders around Germasogeia.

Read together, those three timings mean the realistic distance between the first quote and a system that is exporting is measured in months, and any quote that implies otherwise has left a step out.

How to read a quote

The point of comparing three quotes is to compare three prices for one scope. Most of the time they are three prices for three scopes, and the lowest one is simply the one that assumed least.

1. Convert everything to euro per kWp

   Divide the total by the array size before comparing anything. A larger system at a higher headline total is frequently the lower unit price.

2. Check the inverter make, model and warranty term

   This is where specification differences hide most effectively, and it is the component most likely to need replacing first.

3. Confirm who handles the connection application and the grant

   Both are normally the installer's work. Whether they are inside the price, and what happens to the timeline if the network requires a load assessment, should be written down.

4. Ask what is excluded

   Scaffolding, crane hire, roof penetration sealing and making good, upgrades to the consumer unit, and travel for a rural address are the exclusions that most often reappear later as variations.

5. Check the commissioning paperwork is listed

   Test results, the electrical certificate and the monitoring handover are part of the job, not an extra, and a quote that does not mention them is worth a question.
