The short answer

A solar water heater in Cyprus is quoted as a complete supplied-and-fitted system, not per square metre — collector area is a specification, not a pricing unit. The figure that separates the bottom of the recorded range from the top is whether this is a replacement or a first installation. Swapping a failed unit for a new one on the existing frame, using the existing pipe runs, is the least involved job on a Cypriot roof. Fitting a system into a house that has never had one means a new frame, new flow and return runs from the roof down to the cylinder position, electrical work for the backup element, and making good afterwards.

The standard domestic system here is a thermosiphon: flat-plate collectors with an insulated cylinder mounted horizontally above them, circulating by density difference alone. No pump, no controller, no electrical parts on the roof. Domestic sizing usually pairs a 150 to 200 litre cylinder with 2 to 4 square metres of collector, scaled to the number of people rather than the floor area of the house. That simplicity is why the technology is on so many Cypriot roofs and why the installed prices cluster tightly for ordinary work.

What drives the range

  1. Replacement against first installation

    A replacement reuses the frame, the roof fixings, the pipe runs and the electrical supply. A first installation prices all of them, plus the chases, the making good and the disposal of whatever it replaces. The same manufacturer, the same specification, materially different totals.

  2. Thermosiphon against a pumped system

    Where the cylinder cannot sit on the roof — structural loading, a planning restriction on the visible roofscape, or an owner who does not want it seen — the alternative is a pumped split system with the cylinder indoors. That adds a circulating pump, a differential controller, sensors, an expansion vessel and a power supply on the roof, and it adds the maintenance those parts bring. It is a considered choice, not an upgrade.

  3. Direct against indirect circuits

    A direct system heats the domestic water in the collectors themselves. An indirect system circulates a separate fluid through a heat exchanger, which costs more but keeps the collector circuit away from scale-forming mains water and allows antifreeze for exposed inland and hill locations. Where the local supply is hard, the indirect route is frequently the reason a cylinder reaches old age instead of failing early.

  4. Cylinder, collector and frame build

    Enamelled steel against stainless, insulation thickness, absorber coating, glazing, and whether the frame and fixings are hot-dip galvanised or bare. None of this changes performance in the first summer. All of it decides whether the system is still working in its second decade, which is the only horizon on which the arithmetic matters.

  5. How the system is fixed to the roof

    Cypriot roofs are mostly flat concrete with a waterproofing layer over them. Every bolt through that layer is a future leak unless it is detailed and resealed properly, and a ballasted frame avoids penetration but needs the roof to take the load. The most expensive outcome of a solar water heater installation is rarely the heater — it is the roof repair that follows a badly made penetration.

The backup element is the part most quotes treat as an afterthought. Every system needs one, it needs its own protected circuit and a timer worth using, and in a household that runs it on an immersion timer through the winter it becomes one of the larger single loads on the bill. The Electricity Authority publishes the domestic tariffs against which that running cost is calculated.

Cost by district

District differences here are driven less by labour rates than by what the location does to the specification and to the number of visits a job takes.

Paphos district shows the coastal effect most clearly. In the directly exposed strip around Kato Paphos, salt-laden air makes galvanised and marine-grade fixings standard rather than optional, and a frame specified for an inland roof will show rust streaks down a white wall long before it fails. Polis Chrysochous is far enough from the contractor base in Paphos that travel time is folded into day rates, and a roof job with two visits — survey and installation — carries that twice.

In Limassol, the constraint is the building rather than the climate. High-rise development has made roof waterproofing and facade maintenance a live and expensive subject, and in an apartment block the roof is common property: the management committee decides what may be fixed to it, and on what terms the waterproofing is made good. That consent is worth securing before a deposit is paid, not after.

Nicosia has the widest temperature range on the island. Clear winter nights inland mean more backup heating between December and February than a coastal household needs, which favours a well-insulated cylinder and an indirect circuit. Famagusta district is governed by its calendar instead: Ayia Napa and Protaras are largely seasonal accommodation, and refurbishment runs November to March, so a complex replacing systems across many units prices very differently inside that window than a single household does in July.

What is usually excluded

A supplied-and-fitted price covers the system and the labour to put it on the roof. The items below sit outside that by convention, and they are where the difference between a quoted figure and a final invoice usually comes from, so they belong in the quote as stated exclusions:

  • Removal, draining and disposal of the existing cylinder or system
  • The electrical work for the backup element: circuit, isolator, timer and certificate
  • Chasing, making good, re-plastering and re-tiling after new pipe runs
  • Resealing the roof waterproofing at every penetration, and any repair to a membrane already at the end of its life
  • A new cold feed, pressure regulation or a thermostatic mixing valve where the existing supply requires it
  • Descaling or replacing corroded sections of existing pipework
  • Insulation and UV-resistant covering to the exposed roof pipework, which is often the first thing to degrade
  • Crane, hoist or scaffolding where access requires it
  • Grant paperwork, if the installer is not handling the application
  • The VAT treatment, where the quote states a figure without saying which rate it carries

Separately, work to an existing private residence can qualify for the reduced 5 per cent VAT rate rather than the 19 per cent standard rate, subject to conditions including the ratio of materials to service value. Two quotes carrying different VAT treatment are not comparable on their totals.

How to compare quotes

A comparable quote states the specification in numbers rather than adjectives: cylinder volume in litres, collector area in square metres, direct or indirect circuit, frame and fixing material, and the rating of the backup element. Two systems described as suitable for a family of four can sit at opposite ends of the 2 to 4 square metre collector band, which is why the adjective is worth less than the figure.

Three further items separate a firm quote from a hopeful one. The first is the roof detail: how the frame is fixed, how each penetration is sealed, and who carries the liability if the roof leaks afterwards. The second is the warranty split, because cylinder, collector and labour are usually warranted for different periods, and a headline warranty figure normally belongs to the part least likely to fail. The third is what happens to the old system, which is heavy, awkward and full of water.

Common questions

Is a solar water heater still worth fitting alongside solar panels?

They answer different questions. Photovoltaic panels produce electricity credited against the meter under net metering; a thermosiphon system produces hot water with no moving parts and no export arrangement. In practice most Cypriot households end up with both, and the sequence that usually makes sense is the water heater first, because it is the lower outlay and it removes the largest predictable load before the electricity system is sized.

Thermosiphon or a pumped system?

Thermosiphon unless something rules it out — roof loading, an aesthetic or planning restriction on the visible cylinder, or a layout that puts the cylinder below the collectors. Pumped systems buy flexibility and pay for it in components that can fail.

How long should a system last?

The determinants are water quality, coastal exposure, cylinder construction and whether the system is left stagnating on an empty roof through the summer. A holiday home closed from June to September with no draw-off is the hardest duty a solar cylinder can be given, and it is worth discussing with the installer before choosing between an enamelled and a stainless cylinder.

On an apartment block, yes in practice: the roof is common property and the management committee decides. On a detached house the question to put to the planning authority is whether the property sits in a designated traditional settlement or is otherwise controlled, because that is where the rules differ. Either way the answer is worth having before the system is ordered.

What happens on a cloudy winter week?

The backup element covers it, which is the normal design rather than a failure. The useful comparison between quotes is not whether a system needs backup in January — they all do — but how much cylinder insulation and how large a collector area a household is buying to keep that backup running as little as possible.
