Solar water heater quotes in Cyprus — what should be in writing
What a Cyprus solar water heater quote needs to state: system type, cylinder size, fixings, removal of the old unit, payment stages and how variations run.

A solar water heater quote that can be compared against another one names the system type and the cylinder volume, names the collector and states its area, describes the frame material and how it is fixed to that roof, says what happens to the unit being taken down, and lists the warranties separately rather than as one headline figure. A page carrying a brand name and a total is a number with no scope attached, and there is nothing in it to hold an installer to.
Each range above carries the number of quotes behind it and the month it was recorded. A quote is readable against those lines only once it says which line it belongs on.
Why written scope matters
Most solar water heating work in Cyprus is replacement rather than first installation, and replacement is where written scope earns its keep. Something is already on the roof, and it has to be drained, disconnected, lifted off and disposed of. The pipework, the frame position and the waterproofing underneath are discovered rather than assumed.
The phrase "solar water heater" also covers two machines. A thermosiphon carries the cylinder on the roof above the collectors and moves water by convection; a pumped system splits them, with the cylinder indoors and a pump, controller and sensors between. Both appear under the same heading, and a document that does not say which is supplied belongs on neither line of the price table.
Building stock adds the third layer. On the 1970s to 1990s blocks that dominate Strovolos, the roof is shared, the pipe route runs through a common riser and access is through a communal stairwell — scope questions before they are price questions. In Kato Paphos the air is salt-laden and galvanised or marine-grade fixings are standard rather than an upgrade, but only if someone wrote them into the specification. Scope also settles who absorbs the difference when the roof is not what the survey assumed.
The eleven items a quote needs
1. System type and cylinder volume
Thermosiphon or pumped, stated plainly, with the capacity in litres. Domestic cylinders are commonly supplied at 120, 150 and 200 litres, and the quote should say which household size it was sized for.
2. Collector make, model, quantity and area
Flat-plate or evacuated tube, named by model, with the number of collectors and the area. Aperture and gross area are different figures, and a quote using the larger describes less collector than it appears to.
3. Frame material and corrosion protection
A frame specified for an inland roof fails at the fixing points on a seafront one long before the collector ages. Coastal properties need the material and coating named — galvanised or marine-grade — not implied by "stainless".
4. Fixing method and the roof membrane
Ballasted or mechanically fixed. Mechanical fixing penetrates the waterproofing layer on a flat concrete roof, which is where a leak two winters later usually begins. The quote should name the method and who makes the membrane good at each penetration.
5. Removal and disposal of the existing unit
Draining a full cylinder, breaking the old connections, lifting the unit down and disposing of it is a line item rather than a courtesy — and the one most often missing from the lowest quote in a set.
6. Pipe runs, lagging and UV stability
Run length between cylinder and outlets, the insulation specification, and confirmation that outdoor lagging is UV-stable. Bare foam on a Cypriot roof degrades within a couple of summers.
7. Backup element, thermostat and the electrical connection
Whether the immersion element, its thermostat and a certified electrical connection sit inside the price or outside it. Inland properties around Nicosia draw on that element more often in midwinter, where the temperature range is the widest on the island.
8. Anode type and replacement interval
A sacrificial anode is a consumable rather than a fitting. A quote that names it and states when it should be changed is describing a longer service life than one that does not mention it.
9. Pressure regime and the existing plumbing
Many older Cypriot homes are fed by gravity from a roof tank. Moving to a pressurised cylinder touches every outlet in the house, and that belongs in the written scope rather than in a conversation on the day.
10. Access, lifting and travel
How the unit reaches the roof, and by what vehicle. Steep access roads in Peyia limit crane and delivery vehicle size on many hillside plots, turning a short lift into a manual one. Around Polis Chrysochous, distance from the contractor base in Paphos is priced into every visit, return visits included.
11. Warranties, listed separately
The cylinder, the collector and the workmanship carry three durations from three parties. A single headline number conceals which of them is short, and workmanship cover is worth what the company behind it is worth.
Payment stages
Payment should attach to events rather than to dates. Dates arrive whether or not anything happened on the roof.
A defensible structure ties a deposit to named equipment being ordered, a further stage to delivery on site, a stage to the system being mechanically complete and connected, and the final stage to commissioning — hot water at the outlets, the system pressure-tested, the old unit removed, and the electrical certificate handed over. Holding the last portion until that certificate exists is the most useful term in the document, because it is the item most likely to be left for another day.
Grant support runs on its own timetable. Residential support for solar water heating is administered by the Ministry of Energy, Commerce and Industry and is normally claimed against a completed installation rather than paid in advance, so the household funds the whole cost first. The quote should state whether its figure is shown before or after support.
VAT is the other line worth settling before signature. A reduced rate applies to qualifying work on a main residence, the qualification is the owner's to establish with the Tax Department, and a quote that does not state which rate it applied is a figure that can move without the scope changing.
Variations and how they are priced
A variation is any work outside the written scope, and the time to agree how variations are priced is before any exist. Three rates settle most of it: the labour day rate, the markup on materials bought for a variation, and the threshold below which small items are absorbed. With those agreed, the predictable ones can be priced now as provisional sums rather than invented with the water off:
- The waterproofing under the old frame has failed. Common where the previous system was mechanically fixed and the penetrations were never reinstated. Fitting a new frame over a membrane at the end of its life means taking the new frame off again.
- The pipe route has to change. Frequent in shared blocks, where the existing riser is inaccessible or already full and the alternative is longer and surface-run.
- Access worse than surveyed. A crane that cannot reach the plot, or a stairwell that will not take the cylinder, converts a lift into hours of manual handling.
Each should be a named line with a price or a formula behind it, not a sentence about additional costs being advised in due course.
Red flags
- A total with no system type. Thermosiphon and pumped systems sit on separate lines of the price index, and a document silent on which is supplied compares with nothing.
- Collector area given as gross. Aperture area is the figure that heats water. Gross area flatters the specification without changing it.
- No line for removing the old unit. On a replacement, its absence usually explains most of the gap between the lowest quote and the rest of the set.
- One warranty figure covering everything. Three components, three parties, three durations. A single number means the shortest is not being shown.
For a shared roof, one step comes before all of this: the right to use the roof comes from the title and from the management committee, and the Land Registry record is where that is established.

Common questions
What is the minimum a solar water heater quote should contain?
System type, cylinder volume, collector model and area, frame material and fixing method, removal of the existing unit, the electrical connection for the backup element, and the three warranty periods separately. Anything less cannot be placed against a recorded range.
Who is responsible if the roof leaks after the installation?
Whoever the quote says is responsible. Mechanical fixing penetrates the waterproofing layer, so the document should name the method, who reinstates the membrane at each penetration, and for how long. Silence places the risk with the owner by default.
Should a replacement be quoted with the grant already taken off?
It is clearer when it is not. A quote shown gross, with the scheme named separately, can be compared against other quotes and against the price index. Terms are revised between rounds, and the amount is established with the ministry rather than with the installer.
When is the quietest time to get quotes?
Spring. Replacement demand concentrates in late autumn, when failing systems are discovered as the immersion element starts running every evening and the electricity bill records it at current EAC tariffs. A household that notices a weak system in June has a wider choice of installer than one calling in November.
