Why pergola prices vary so much in Cyprus

Three quotes for "a pergola over the veranda" land a long way apart because the word covers at least four different products: a timber frame with open rafters, a fixed-slat aluminium roof, a motorised louvred system with rain sensors and drainage, and a solid-roofed structure closer to an extension than to shade. Before any of that, two quotes may not even be pricing the same square metres. What follows is how to work out which end of the recorded range a job belongs at.

The size of the spread

Read the unit first. Pergolas in Cyprus are normally quoted per square metre of covered area — the footprint the roof throws shade over — because posts, beams, roof system and fixings all scale against that. A lump sum with no dimensions attached is not comparable to anything, and a quote giving dimensions but not the roof type is half a specification.

Every range published here carries its sample size and the month it was recorded. A range built from a small number of quotes is a signal rather than a benchmark, and it is labelled that way on the pergola price guide and throughout the price index. The figure worth measuring a quote against is the one for the same structure type in the same district.

Scope separates quotes before any material is chosen. Supply-only, supply-and-fit, and supply-and-fit-with-groundworks are three different jobs. Footings, drilling and resealing of an existing veranda deck, electrical supply for a motorised roof, lighting, blinds or side screens, guttering, removal of an old awning and VAT are each capable of being in or out. A quote well below the rest of the sample is usually a smaller scope rather than a better price for the same thing.

Access and travel time

Aluminium beams and rafters arrive in long, straight lengths that cannot be folded, carried up a spiral stair or fitted into a lift, and that single fact governs the labour line on a great many Cypriot jobs.

Peyia demonstrates it: steep access roads limit the size of crane and delivery vehicle that can reach many hillside plots, so sections come up on smaller vehicles across more trips and anything that would normally be lifted gets carried. Strovolos and the surrounding Nicosia suburbs carry a large stock of 1970s to 1990s apartment blocks, much of it walk-up, where a roof-terrace pergola means every beam and post goes up by hand. Limassol's newer high-rise stock swaps that for a scheduling problem — the goods lift exists, but booking it and getting building management sign-off comes first.

Distance is priced separately from difficulty. Polis Chrysochous sits far enough from the main contractor base in Paphos that travel time is folded into quoted day rates, and a pergola is not a single visit: survey, delivery, installation and, on a motorised system, an electrical connection and a commissioning call. Specification differences

The roof system carries most of the money. In ascending order of cost per square metre: open rafters with nothing on them, fixed aluminium slats, retractable fabric on a motorised track, and motorised louvres that rotate and close. A bioclimatic louvred roof is a different category of product — motors, controls, wind and rain sensors, sealed louvre ends and water routed through the beams and down the posts — and comparing it to a slat roof per square metre says little.

Material comes next. Timber needs recoating on a cycle that shortens considerably on a south-facing Cypriot elevation. Aluminium dominates because it holds a section over a wide span without movement and does not need annual attention. Steel appears where spans are long or the structure has to carry something.

Then the engineering, invisible in a photograph and decisive in practice. Post spacing, section size and fixing method are set by the wind load the structure is designed to carry, and a large flat roof on an exposed coastal terrace is a sail. Two quotes for the same footprint with different post counts are not the same structure, and for anything fixed to a balcony or a shared facade a structural opinion from a registered professional belongs at the start.

Fixing back to the building is its own cost. Drilling into a waterproofed balcony deck or a rendered facade means every penetration has to be sealed and made good, and Limassol's high-rise stock has already generated enough balcony waterproofing work to make the point.

Season and demand

Residential pergola demand clusters into spring, when people who spent August on an unshaded veranda decide to do something about it. Quotes taken in April and May compete for the same installation weeks, and in a busy month it is usually the lead time that gives rather than the price — the number holds and the delivery window quietly moves out. Nicosia adds its own pull: the inland location gives the widest temperature range on the island, which makes shade a functional specification rather than a finish and pushes enquiries towards fixed or closable roofs.

The Famagusta district runs on the opposite calendar. Ayia Napa is predominantly seasonal tourist accommodation, so refurbishment concentrates into November to March, and tavernas and holiday lets fit shade structures while the rooms and tables are empty. Crews working that market are committed through the winter — exactly when a residential customer elsewhere expects them to be free.

Most aluminium systems and all made-to-measure fabric are ordered in, so a delivery date is a commitment rather than an estimate. Two quotes at similar money with different lead times are not equivalent when one means an unshaded veranda through July.

How to read a quote

1. Fix the covered area and put it on a drawing

   Length, width, height to the underside of the beam, number and position of posts, and which sides attach to the building. Every quote against the same sketch, or the comparison is between assumptions.

2. Name the roof system in writing

   Open rafters, fixed slats, retractable fabric or motorised louvres — and if motorised, the number of motors, the control method, and whether wind and rain sensors are included. "Pergola with roof" specifies nothing.

3. Ask what the structure is designed to withstand, and in what grade

   Post spacing and section sizes should follow a wind loading assumption rather than a photograph. Alongside it, get the powder coating specification and the grade of bolts, brackets and pivots — within sight of the sea that is the most useful question in the conversation.

4. Establish what the posts are fixed to

   New footings, an existing veranda slab, or a waterproofed balcony deck — and who is responsible for resealing and making good each penetration afterwards.

5. List what happens around the structure

   Removal of the old awning, electrical supply and connection, guttering, lighting, blinds or side screens, making good, and whether VAT is included. Then the two warranties, which are separate: the system and its motors carry the manufacturer's, the installation carries the installer's.

6. Check the permission position before ordering

   What determines it is whether the structure counts as permanent and whether its roof makes the space count as covered area against the plot's permitted coefficient. That is decided municipally, so confirm with your municipality and the Department of Town Planning and Housing rather than with the installer.

Does a pergola need planning permission in Cyprus?

What decides it is permanence and roof type. A lightweight open structure is treated differently from one with a solid or closable roof, because a covered space can count against the building coefficient available on the plot. Municipalities apply this differently, so confirm locally and with the Department of Town Planning and Housing before anything is ordered.

Should the price be per square metre or as a single figure?

Per square metre of covered area is the comparable unit, and it is how the ranges here are recorded. A lump sum is fine to receive provided the dimensions, post count and roof system come attached, so it can be converted and set against the rest of the sample.

Is a bioclimatic louvred roof worth the difference over fixed slats?

They answer different questions. Fixed slats give constant shade at a fixed angle and nothing else. A louvred roof lets the veranda be opened in April, shaded in July and closed against rain in December, at the cost of motors, controls and sensors that eventually need servicing.

Why is one quote so much lower than the others?

Almost always because it prices a smaller scope: open rafters where the others quoted a slat roof, fewer posts, a lower fixings grade, no footings, no electrical work, or VAT excluded.
