What a pergola costs in Cyprus in 2026

Two quotes for the same terrace, the same footprint and the same month can sit at opposite ends of the recorded range, and both can be honest. One is a timber frame with a reed covering fixed to an existing slab. The other is a motorised aluminium louvred roof with integrated drainage, lighting and side screens, engineered to a stated wind class. They are not the same product, and comparing them on price per square metre alone tells an owner almost nothing.

The short answer

Pergola pricing in Cyprus is quoted per square metre of covered area, and the recorded range across the island is wide enough that the midpoint is not a useful planning figure on its own. The table below carries the current ranges with the sample size and the month they were collected.

Three questions place a project within that range before anything else is considered: what the roof is made of, whether it moves, and what it is fixed to. Everything else — finish, lighting, screens, district — adjusts a figure that those three have already largely set.

What drives the range

1. Roof type

   An open frame with timber battens, reed or a tensioned shade fabric sits at the bottom of the range because it carries no wind uplift to speak of and needs no drainage. A fixed polycarbonate or sandwich-panel roof sits in the middle and introduces gutters, falls and a discharge point. A motorised louvred roof sits at the top, because the price now includes actuators, a control system, a sealed perimeter and water routed internally through the posts.

2. Structure and wind class

   Louvred aluminium systems are specified to a stated wind class, and that class determines post spacing, section size and fixing method rather than being a marketing label. A larger span at the same class needs heavier sections; the same system quoted at a lower class is a genuinely different structure. On exposed coastal terraces and open plots this is the single specification that most often separates two quotes that otherwise read identically.

3. What it is fixed to

   Bolting into a sound reinforced concrete slab is the least expensive outcome. A freestanding structure on a garden terrace needs excavated pad foundations, and on a waterproofed roof terrace every post penetration has to be detailed and the membrane made good — work that is invisible in the finished job and material in the price.

4. Finish and corrosion exposure

   Powder-coated aluminium, anodised aluminium and galvanised steel all price differently and weather very differently. On the seafront at Kato Paphos the air is salt-laden, and marine-grade fixings and ironmongery are the standard specification rather than an upgrade. Substituting standard stainless fixings on a coastal terrace saves a small amount at installation and produces rust staining down a render wall within a couple of seasons.

5. Extras that arrive with the roof

   Integrated LED lighting, retractable side screens, glass sliding panels, heaters and a rain or wind sensor are all commonly shown in the photograph and priced separately. Cost by district

Location moves pergola quotes for three concrete reasons — contractor availability, travel time, and how hard it is to get material and a lift onto the terrace.

Limassol quotes sit above the island median for the same specification, which follows from the density of construction activity there and the resulting pressure on installer availability. Nicosia is inland, so the salt exposure that forces marine-grade fixings and finishes on the coast does not apply, and that part of the specification stops driving the figure.

Paphos district splits in two. In Peyia and comparable hillside developments, steep access roads limit crane and delivery vehicle size, so long aluminium sections either arrive on a smaller vehicle or are carried, and both show up as labour. Around Polis Chrysochous, distance from the main contractor base in Paphos adds travel time to most quoted day rates before a single post is set.

Larnaca district shifts the specification more than the rate. Aradippou and the newer detached housing around it have gardens rather than terraces, so a larger share of pergolas there are freestanding structures needing excavated pad foundations instead of a bolt-down onto an existing slab — groundworks that add a trade and a curing period to a job that would otherwise be a single installation day. Closer to the salt lake at Oroklini, humidity is higher, which is why damp-proofing specifications in the area are heavier and why fixings and finish should be selected as though the property were on the coast.

In Ayia Napa and Protaras the constraint is the calendar rather than geography. Refurbishment on seasonal accommodation is concentrated in November to March, which is also when installers are booked out, and a pergola ordered in April for a property that lets from May competes with every other job in the same window. How to compare quotes

Comparable quotes come from a written specification given to every installer, not from a description of the outcome. Six items make quotes line up.

State the covered area and the clear opening separately, because a structure measured to the outside of the posts covers less usable terrace than the same figure measured to the inside. Ask for the profile sections and post spacing in millimetres, and for the wind class the system is specified to — two quotes at different classes are two different structures wearing the same photograph. Require the fixing method in writing, including what happens where a post meets a waterproofed surface.

Then ask what the warranty actually covers: the frame finish, the motor and actuators, and the control electronics normally carry different terms, and on motorised systems the moving parts are what fail first. Ask for the lead time between deposit and installation, since most aluminium systems are fabricated to order. Finally, confirm whether the figure quoted includes VAT — a quote given net against one given gross is the most common reason two numbers appear further apart than they are.

Does a pergola need planning permission in Cyprus?

It depends on whether it is roofed and how much area it covers. An open, removable shading structure generally does not; a solid or louvred roof adds covered area and can, because it interacts with the coverage allowed on the plot. Aluminium or timber for a Cyprus terrace?

When is the best time of year to have one installed?

Autumn and winter, for two reasons. Installer availability is better outside the run-up to summer everywhere except the seasonal-let towns, where the November to March refurbishment window is the busy period.
