Waterproofing in Cyprus: the questions people actually ask

Waterproofing quotes in Cyprus vary by substrate, falls, detailing and system choice. What moves the price per square metre, and what to check before signing.

Waterproofing is the most commonly failing element in Cypriot buildings, and the reason is rarely the membrane that was chosen. It is the preparation underneath it, the falls that decide where water goes, and the fifty metres of detailing at upstands, outlets and pipe penetrations that no quote describes. Two prices per square metre for the same roof are usually two different jobs.

Short answers

Liquid or torch-on. Both are used successfully across the island. Liquid applied membranes suit complicated roofs — the ones covered in solar water cylinders, air conditioning condensers, plinths, pipes and parapets — because they detail around obstacles without seams. Torch-on membranes give a consistent, factory-controlled thickness that does not depend on the applicator's coverage rate. The build-up matters more than the family: primer, number of coats, reinforcement at details, and the top-coat's UV resistance.

Over the top or strip out. What determines it is whether the existing layer is sound and dry. Laying a new system over a wet build-up traps moisture, which lifts the new layer at the first hot week. Where the old material is bonded, dry and compatible, overlaying is legitimate and reduces disposal cost.

Pricing. Waterproofing is quoted per square metre of treated surface, and the ranges recorded here carry their sample size and the month collected.

The square-metre rate is only half the quote. Detailing is priced by the metre and by the number of penetrations, and a roof with twelve pipe collars, three plinths and a parapet on all sides carries far more of it than an open slab of the same area. Ask which of preparation, crack repair, screed correction, disposal and VAT sit inside the rate. Lifespan and warranty. Determined by system thickness, UV exposure, foot traffic and detailing quality. Two warranties usually exist — the manufacturer's on the material and the applicator's on the work — and only the second one turns up when a roof leaks.

Insulation, balconies, ownership, season and permits. These depend on the building, and they follow below.

Where the answer depends

The building stock sets the starting condition. Strovolos and the inner Nicosia suburbs hold a large stock of 1970s to 1990s apartment blocks, and roofs of that generation frequently have shallow or reversed falls, a tired screed and outlets that were never large enough. On those roofs the honest quote includes screed correction before any membrane, and the quote that does not is priced to lose. Limassol's rapid high-rise development has pushed demand towards balcony waterproofing and facade maintenance instead, where the work is small in area, heavy in detailing, and dependent on what the management committee agrees to.

Climate decides the specification more than the calendar does. Nicosia has the widest temperature range on the island, so a dark roof surface expands and contracts hard every day of the summer and movement joints and reinforcement strips stop being optional. On the coast, Kato Paphos sits in directly salt-laden air where galvanised and marine-grade fixings are standard — relevant wherever a membrane is mechanically fastened or a balcony rail is bolted through it. Near Oroklini, proximity to the salt lake raises humidity and shifts the conversation towards damp-proofing specification as much as roof covering.

Ground behaviour matters where the water is coming from below rather than above. Parts of Pissouri have known ground movement, which makes a structural survey standard before major work; tanking a basement or a retaining wall on a moving substrate without that survey is money spent on the wrong problem.

Season is the constraint people underestimate. Membranes need a dry, clean substrate and surface temperatures inside the manufacturer's stated window, which rules out both the wettest winter weeks and the middle of a July afternoon on a black roof. Autumn is the obvious slot and therefore the busy one. In the Famagusta district the calendar inverts: Ayia Napa is predominantly seasonal tourist accommodation, so refurbishment concentrates into November to March, and crews there are booked through the months a household elsewhere expects them free.

What nobody asks but should

  1. Ask what happens to the falls and the outlets

    A membrane does not fix drainage. If water stands on the roof after rain, it will stand on the new system too, and ponding is what ages a covering fastest. Screed correction, extra outlets and overflow provision belong in the quote or explicitly outside it.

  2. Make the detailing explicit

    Upstand height at parapets and door thresholds, reinforcement at internal corners, collars at every pipe, treatment under solar cylinder and condenser plinths, and how the membrane terminates. Failures start at details, not in the open field.

  3. Establish what comes off and where it goes

    Whether the old layers are stripped, how the substrate is tested for trapped moisture, and who removes and disposes of the waste. A skip on a Nicosia street or a hillside plot is a logistics line in its own right.

  4. Insist on a water test and a handover record

    A flood test where the construction allows it, photographs of the details before they are covered, the product data sheets, and the recorded coverage rate on a liquid system. Without the coverage figure, thickness is a claim.

  5. Decide the traffic and the finish before the system

    A roof walked on for servicing panels needs a protective layer or tiles, and that changes the system and the price. UV resistance of the top coat matters more here than in the market the product was designed for.

  6. Fix the insulation sequence early

    Insulation under or over the membrane is a different build-up and a different thickness at every threshold. Retrofitting it a year later means removing the waterproofing that was just paid for.

Common questions

Is waterproofing worth doing before there is a leak?

By the time water shows on a ceiling it has usually been inside the build-up for a season, and the cost has moved from a covering to a covering plus screed, insulation and internal making good. Condition of the existing layer, not age alone, is what should trigger the decision.

Does a new roof covering need a permit?

What determines it is whether the envelope changes. Recovering an existing roof is normally maintenance; raising the roof level, building over the roof, altering the appearance of a controlled building or changing the external envelope can require permission. Municipal practice varies, so confirm with the Department of Town Planning and Housing and the municipality before work is ordered.

Who pays in an apartment block?

Roofs and structural balcony slabs are usually common property and the management committee's responsibility, while surface finishes inside a private balcony often are not. The regulations of the specific block decide it, and a quote addressed to one owner for common-property work tends to become a dispute later.

Can a balcony be waterproofed over the existing tiles?

Sometimes, using systems designed for it, provided the tiles are firmly bonded, the substrate below is dry and the threshold height still works once the new build-up is added. Where tiles are drummy or the door threshold has no upstand left to work with, stripping is the honest answer.

Why is one quote far below the others?

Nearly always because it prices a smaller scope: no preparation, no screed correction, fewer coats, standard detailing over a roof full of obstacles, or disposal excluded. Put it to the contractor as a question about build-up and coverage rate rather than about price, and the difference explains itself.
