What waterproofing costs in Cyprus in 2026
Waterproofing in Cyprus runs €18–45 per square metre for a flat roof. What moves a quote inside that range, what is excluded, and how to compare them.

Waterproofing a flat roof in Cyprus is recorded between €18 and €45 per square metre, with a median of €28, for a two-coat liquid membrane. That range assumes the surface underneath is sound and ready to receive a coating. The moment the screed has to come off, the job stops being waterproofing and becomes roofing, recorded at €35–95 per square metre. That reclassification, not the choice of product, is what separates two quotes on the same roof by more than the whole coating is worth.
The short answer
The recorded figure describes a specific job: liquid membrane, two coats, flat roof, prepared substrate. Three qualifications matter before it is used on a quote.
Preparation is not in it. Grinding back a failed coating, cutting out cracks, forming coves at upstands and priming a dusty screed all happen before a single litre of membrane is opened, and on an old roof that labour can exceed the coating cost. A quote showing one rate and no preparation line has either absorbed it or omitted it.
Falls are not in it either. A membrane laid where water stands fails early regardless of system or price, because ponding is the condition every liquid product performs worst under. Correcting falls means new screed, and screed is priced as roofing work.
Balconies, basements, retaining walls, water tanks and planters are all waterproofing, and none behaves like an open flat roof. A balcony is mostly edge and threshold detail with almost no field area, so it is quoted per element and its implied rate per square metre looks high for good reason. Basements and retaining structures are tanking — a different specification, working against pressure from outside rather than weather above.
What drives the range
Which system is specified
Liquid polyurethane, torch-applied bitumen sheet, cementitious slurry and single-ply are the systems commonly quoted here, and they are not interchangeable. Liquid suits roofs full of penetrations, plinths and upstands, which describes most Cypriot roofs. Sheet is robust across large open areas. Slurry is standard for water tanks and below-grade work and unsuitable where movement is expected. A slurry price set against a polyurethane price compares two different jobs.
How much of the roof is detail
Cost concentrates at edges and penetrations: parapet upstands, outlets, the plinth under the water tank, the feet of the solar water heater, air conditioning crossings and photovoltaic frames all need reinforcement at the junction. A small roof crowded with equipment carries more detail per square metre than a large clear one and is quoted higher for it.
What the finish has to survive
A membrane left exposed here is under ultraviolet load for most of the year, so whether the specification includes a reflective or protective topcoat moves both price and service life. On inland Nicosia roofs the daily temperature swing is the widest on the island, the movement the membrane must absorb is correspondingly greater, and a rigid finish is the wrong choice.
Access
Scaffolding and access platforms are recorded at €4–13 per m² per week, median €7, for erection, hire and dismantling. On a two-storey house with parapet work, or any balcony worked from outside, this is a separate trade with its own rate and among the first things missing from a low quote.
Whether anything has to be lifted or disconnected
Solar water heaters, cylinders, tanks, condensers and arrays sit on the surface being coated, usually on feet that penetrate it. Coating around them leaves the original penetrations untouched, which is where a large share of repeat leaks start.
Whether it is a roof problem at all
Rising damp at the base of a wall is not roof water: it is recorded separately at €25–75 per m², median €42, for an injected course plus replastering. Water tracking down a facade or across a balcony soffit is facade work, at €55–175 per m², median €95, for render repair, coating and balcony edge detail. Buying the wrong trade is the costliest mistake here.
Cost by district
Limassol sits about 12% above the island median, Paphos about 6% above, Larnaca about 4% below, Famagusta district about 8% below. The gaps track contractor availability rather than material cost. District pages carry the recorded range for each area.
Limassol. The highest rates and the busiest crews. High-rise development has raised demand for balcony waterproofing and facade maintenance specifically, so the specialists who do detail work are in shortest supply and lead time moves before price does. Inland, Pissouri has known ground movement in parts of the village: recurring cracks in a terrace or retaining wall there warrant a structural survey before any coating is specified, since a membrane over live movement tears again.
Nicosia. The island median. Inland, with the widest temperature range on the island — the governing design condition for a membrane rather than an afterthought, since the material has to stretch and recover through a daily cycle coastal roofs never see. A high proportion of jobs here are on common roofs of older blocks, where the programme is set by how quickly a management committee agrees a scope.
Paphos. In Kato Paphos the salt-laden air makes galvanised and marine-grade fixings standard rather than an upgrade, which matters wherever a membrane terminates against a mechanically fixed trim — ferrous fixings stain through a new coating within a season. In Peyia, steep access roads limit vehicle size on many hillside plots, so material handling absorbs hours that surface in the day rate rather than as a line item, and those plots carry more retaining and tanking work than roof work.
Larnaca. Slightly below the median, with the simplest job mix on the island. Around Oroklini, proximity to the salt lake raises humidity, which affects specification directly: a system chosen for its curing and drying behaviour performs differently there from one chosen on rate.
Famagusta district. The lowest recorded rates and the tightest calendar. Protaras and the resort stock around it hold a high share of holiday lets with short refurbishment windows between bookings, pushing work into winter — the months when a substrate is hardest to get dry enough to coat. Booking for late autumn instead is worth more than anything negotiated on rate.
What is usually excluded
Two of those settle more disputes than the rest combined. The flood test is the only evidence a roof is watertight before the first rain, it costs a day and some water, and it is worth holding a payment stage against. The topcoat is routinely presented as optional: on a roof carrying foot traffic to the solar heater and the air conditioning plant it is not, because the membrane is also the walking surface.
Permits rarely apply. Renewing waterproofing on an existing roof is maintenance; altering the structure or the external envelope is not.
Where one does apply, the cost is calendar rather than euros, and a contractor proposing to start before it is issued is offering a risk, not a saving.
How to compare quotes
Fix one written scope and have every firm price it
Measured area, linear metres of upstand, number of outlets and penetrations, and a named list of what is lifted and refitted. Without it, the lowest of three quotes is the one that assumed least.
Require the product system by name
The quote should state the manufacturer's system, the number of coats or layers, the consumption per square metre or finished dry thickness, the primer, and the reinforcement at junctions. Two quotes naming the same system and differing by a fifth differ on preparation and labour, which is a question with an answer.
Ask what happens if the screed proves unsound
The largest variable, and discoverable only after strip-out. A quote naming a screed replacement rate in advance has thought about it. One that is silent produces a variation later, priced when there is no competition left.
Separate the two guarantees
The manufacturer's system warranty and the applicator's workmanship warranty are different promises from different parties, and the first usually requires an approved applicator, specified consumption rates and recorded detailing. Ask which is offered, for how long, and what voids it.
Tie the final stage to the test
Deposit for materials, a stage after preparation and strip-out, and a balance after a witnessed flood test is a normal structure. A balance due the day the last coat goes down removes any leverage on the one check that matters.

Common questions
Why do two quotes for the same roof differ so much?
Almost always because one includes preparation and screed correction and the other does not. Product is a minority of the total on a re-coat and a small minority on an old roof. Comparing preparation scope and stated consumption rate explains most of the gap.
Which system lasts longest in Cyprus?
Service life is set by exposure and detailing rather than by product family. Ultraviolet load is high year-round, so an unprotected membrane ages faster than the same one under a reflective topcoat, and a system that cannot take the daily movement of an inland slab cracks at the restraints whatever the datasheet claims for the open field.
Can it be applied over the existing coating?
Only where the existing layer is well bonded, compatible with the new system and free of trapped moisture. Coating over a delaminating layer transfers the old failure to the new surface. An adhesion test on a small area settles it before the whole roof is committed.
What time of year is best for the work?
Spring and autumn. The substrate has to be dry and within the temperature range printed on the datasheet, which rules out much of the wet season, and midsummer surface temperatures on an exposed slab push crews to short early shifts.
Does a balcony cost more per square metre than a roof?
Yes, and it should. A balcony is nearly all perimeter, threshold and drip detail with very little open area, and the door threshold is usually where the leak is. Expect it quoted per balcony, with the threshold detail described separately.
Is a guarantee from the contractor enough?
It is the more useful of the two in the early years, because it is the one that can be telephoned. A manufacturer's system warranty adds cover on the material but usually depends on approved application and documented consumption rates, so ask whether the applicator is registered with the manufacturer before treating that warranty as secured.
