Waterproofing options compared for Cypriot roofs and balconies

Liquid membrane, torch-on sheet, cementitious slurry or an elastomeric coating. What each suits on a Cypriot roof, where each fails, and the ten-year cost.

There is no single correct waterproofing system for a Cypriot roof. Six are in regular use, and the one that suits a building is settled by three questions: does the substrate move, does anything walk on it, and how much of the surface is interrupted by solar cylinders, tank stands, air conditioning feet and PV rails. Answer those and the shortlist is down to two. The recorded price range is wide because the quotes inside it are not for the same job.

Each range carries its sample size and the month it was recorded, so a range built from a handful of quotes says so rather than posing as an island average.

The options

Liquid-applied polyurethane membrane. The default on Cypriot flat roofs. It goes on over a primer in at least two coats, with fleece reinforcement worked into upstands, outlets and corners, and cures into a continuous film with no laps anywhere — the point on a roof crowded with penetrations. Its weakness is the applicator: performance depends on cured film thickness, and thickness is invisible once the job is finished. A specification stating coats rather than microns is not a specification.

Acrylic elastomeric coating. The white and pale grey systems sold as roof coatings. Lower in rate than polyurethane and easy to refresh, with a second benefit that matters here — a reflective surface keeps the slab cooler, cutting both the cooling load beneath it and the thermal cycling that opens cracks in the first place. It tolerates standing water poorly, so on a roof with tired falls it is the wrong choice.

Torch-on modified bitumen sheet. Rolls bonded down with a gas torch in overlapping strips, sometimes in two layers. Thickness is factory-made rather than site-made, which is the real advantage: what was ordered is what is on the roof. It is also hot work, with a fire risk and properties where a torch near a parapet is not acceptable. Detailing decides it, because every lap and every upstand around a cylinder foot is a joint.

Cementitious slurry and crystalline systems. Cement-based coatings that bond into the substrate. The correct answer for water tanks, lift pits, basements and retaining structures — concrete that is buried, wet and not moving. They are rigid by design, and on a roof slab that expands every afternoon they crack along the same lines the slab does.

Single-ply sheet. TPO and PVC membranes, hot-air welded rather than torched. Mostly commercial and apartment-block roofs where the open area justifies a specialist crew and welding kit. Consistent thickness, fast across a field, awkward on a small roof cut up by penetrations.

Insulated build-ups. Any of the above laid under rigid insulation with a ballast, tile or paved finish, which shields the membrane from UV and traffic and does the thermal job at once. It costs more up front and adds height at door thresholds, but on a roof used as a terrace it is usually the version still working in ten years.

Two columns carry most of the decision. Movement tolerance settles whether a system belongs on a roof slab at all, because a Cypriot flat roof expands under direct sun and contracts overnight through the whole summer, and inland the swing is widest — Nicosia has the widest temperature range on the island, which is why insulation and shading specifications there read differently from coastal ones. Fails first at is the column to read before accepting a quote: the answer is almost always a detail rather than a field. Area is what gets priced. Details are what leak.

Which suits which property

Apartment blocks from the 1970s to the 1990s. Strovolos and the surrounding Nicosia suburbs hold a large stock of them, and the pattern repeats: an original screed to falls, a roof covered in shared services, and a decision belonging to a management committee rather than one owner. Liquid polyurethane usually wins on the penetrations, but preparation matters more than product. Blocked outlets, a screed that has lost its falls and a lift motor room mid-roof are why the last covering failed, and coating over them repeats the failure more slowly.

Limassol balconies. High-rise development along that coast has turned balcony waterproofing and facade maintenance into a standing category of work. Balconies are harder than roofs: shallow falls, a tiled finish, a short upstand at the door threshold and a drip edge where water gets underneath. The job is a tanking layer under the tile bedding — not a coating brushed over finished tiles, which is a two-year repair sold as a ten-year one.

Coastal exposure. At Kato Paphos the air is salt-laden enough that galvanised and marine-grade fixings are the local standard, and that extends to everything mechanically held down on a roof: tank stand feet, PV rails, parapet capping screws. Salt rarely attacks the membrane. It attacks the metal, and the membrane tears where the loose fitting starts to move.

Basements and humid ground. Around Oroklini the salt lake keeps humidity high enough to change damp-proofing specifications, and the same logic covers any semi-buried structure. This is cementitious territory. A flexible roof membrane on a basement wall is the wrong material used confidently.

Hillside and seasonal property. Steep access roads in Peyia limit vehicle size on many plots, which rules out systems needing bulk deliveries; liquid systems go up by hand, rolls and insulation boards do not. In Ayia Napa the stock is predominantly seasonal accommodation, so refurbishment concentrates into November to March — also the wet half of the year. Liquid membranes need a dry substrate to cure, and the programme needs a weather contingency in writing.

Cost over ten years

The useful comparison is not the quoted rate. It is preparation, plus application, plus recoating, plus what a failure costs.

  1. Preparation varies most

    Stripping a failed covering, cutting out hollow screed, forming new falls and replacing outlets can exceed the membrane cost on an older roof. A quote well below the others usually assumed the existing surface is sound. Ask what happens to the price if it is not.

  2. Application is the part everyone quotes

    Compare rates only after confirming measured area, coats or layers, cured thickness, whether details and upstands are included, and whether a UV topcoat is in or out. Systems are not interchangeable at one rate.

  3. Recoating is scheduled, not a fault

    Liquid and elastomeric systems are designed to be refreshed. Ask for the manufacturer's recoating interval for the exposure this roof actually has, then place at least one recoat inside the ten-year window. A membrane under insulation has no recoat cost but a higher cost to reach.

  4. Failure cost belongs in the arithmetic

    On a roof that means a ceiling, decoration and on a rented property the lost weeks. On a balcony it means the flat below. That risk is what makes the gap between the two lowest quotes irrelevant.

Run those four lines against the ranges in the waterproofing price guide and the comparison often inverts: the system with the higher application rate and the longer recoat interval carries the lower ten-year total, while the attractive coating carries three recoats and an access cost each time. A manufacturer's system warranty is normally conditional on an approved applicator and a stated build-up, so the warranty document and the quote must describe the same job. Where the work involves structural repair or a shared roof, the professional signing it off should appear on the register held by the Cyprus Scientific and Technical Chamber.

Common questions

Is liquid membrane better than torch-on felt in Cyprus?

Neither is better in general. Liquid wins on roofs with many penetrations, because there are no laps to fail and no torch near a gas cylinder. Torch-on wins where thickness must be certain and the roof takes traffic. On an open roof with few obstructions both are defensible, and the deciding factor is which one the contractor does well.

Can a new system go over the existing covering?

Sometimes, and it is a common reason one quote sits lower. Overlaying works where the existing layer is bonded, dry and sound. It does not where the old covering has blistered, where moisture is trapped underneath, or where the falls are already inadequate. An adhesion test and a moisture check cost little against doing the roof twice.

Does waterproofing work need permission?

Renewing a covering on an existing roof is maintenance. Altering the structure or the external envelope, raising parapets or creating a usable terrace is not, and the requirements sit with the Department of Town Planning and Housing.

What is the best time of year for it?

Spring and autumn. Summer slab temperatures make application difficult and the working day short; midwinter brings rain that liquid systems cannot cure through. Owners of seasonal property are pushed into the November to March window by occupancy and should put weather delay in the programme rather than in the argument afterwards.

Is it worth doing before there is a leak?

By the time water shows on a ceiling it has usually been inside the build-up for a season, and the repair then covers the screed and the finishes as well. Preventive renewal is priced as an area of roof. Reactive repair is priced as an area of roof plus everything it soaked.
