Air conditioning installation in Cyprus: the questions people actually ask
Air conditioning quotes in Cyprus vary by unit type, sizing, pipe run and access. What moves the price per indoor unit, and what to check before accepting

Almost every air conditioning enquiry in Cyprus reduces to the same ten questions, and for most of them the equipment is not the answer. Two quotes naming the same brand and capacity can differ substantially, and the difference sits in sizing, pipe run, where the outdoor unit goes and who certifies the electrical work — none of which appears on the box.

Short answers
Split or ducted. Wall-mounted splits dominate Cypriot housing because most of it was built without duct voids, and retrofitting ducts into a solid masonry house with a flat roof means dropping ceilings. Ducted systems are normally a new-build or full-renovation decision, taken while ceilings are open.
Capacity. Floor area alone does not decide it. Room volume, glazing area and orientation, insulation, occupancy and whether the space sits under an uninsulated flat roof all move the figure. A west-facing bedroom under a bare roof slab needs more than an identically sized north-facing one.
Inverter or fixed-speed. Inverter compressors modulate rather than cycling on and off, which suits the long partial-load hours a Cypriot summer produces. The seasonal efficiency figures behind the energy label sit under the framework the Ministry of Energy, Commerce and Industry oversees, and they are the comparable part of any quote.
Multi-split or separate systems. One outdoor unit tidies a facade and often suits a management committee. It also means one point of failure, capacity shared across rooms that may want cooling at once, and longer refrigerant runs.
Cost. Air conditioning is quoted per indoor unit installed, and the ranges recorded here carry their sample size and the month they were collected.
Read the unit before the number. A price per indoor unit is comparable only once the pipe run, the bracket type, the core drilling and the condensate route are written down, because that is where the labour sits. The air conditioning price guide and the wider price index label a thin sample as thin rather than presenting it as a benchmark.
Position, permission and electrics. All three depend on the building, and they are the subject of the next section.
Season. Booking in July means competing with every breakdown on the island.
Servicing. Filters, coil cleaning, condensate drain and a refrigerant charge check. Output falls gradually enough that occupants adapt rather than notice.
Where the answer depends
The building stock decides more than the specification does. Strovolos and the inner Nicosia suburbs carry a large stock of 1970s to 1990s apartment blocks where rewiring and replumbing already dominate renovation work — a signal that the circuits were never designed around several air conditioning systems. There, the first question is whether the consumer unit and the incoming supply can carry the load: a matter for a certified electrician and, where the supply itself changes, for the Electricity Authority of Cyprus.
Location changes the hardware, not the brand. Kato Paphos sits in directly salt-laden air, where galvanised and marine-grade fixings are standard, and the same applies along the Limassol and Larnaca seafronts. An outdoor unit is a finned aluminium coil bolted to a wall in that air, so bracket grade, fixing grade and coil coating are the coastal questions worth asking — and the ones most often answered vaguely.
Where that unit can physically go is a separate problem. Limassol's rapid high-rise development has raised demand for balcony and facade maintenance, and buildings of that generation usually have rules about what may be fixed to a facade, plus a goods-lift booking before anyone starts. Peyia's steep access roads limit crane and delivery vehicle size on many hillside plots, which decides whether a first-floor condenser is a morning's work or a scaffold job. Plant fixed to an external facade or sited in a common area can need municipal consent as well as the management committee's agreement, confirmed through the Department of Town Planning and Housing and the municipality.
Climate splits the island's requirements more than most people expect. Nicosia has the widest temperature range in Cyprus, which pushes specification towards a unit that has to heat in January as well as cool in August. On the coast the heating hours barely register and the sizing conversation is almost entirely about solar gain.
Season moves availability rather than the headline price: demand peaks with the first serious heat, and what gives is the lead time rather than the rate. The Famagusta district runs on the opposite calendar. Ayia Napa is predominantly seasonal tourist accommodation, so refurbishment concentrates into November to March, and crews there are committed through exactly the months a household elsewhere expects them to be free.
What nobody asks but should
Ask for the sizing calculation, not the recommendation
Room volume, glazing, orientation, insulation and occupancy should be visible in writing. Capacity chosen by eye is the most common reason a system disappoints, and oversizing costs twice — at purchase, then in short cycling and poor humidity control.
Pin down the pipe run before comparing prices
Metres of refrigerant pipe, chased into the wall or run in trunking, how many core drills through masonry, and where the condensate discharges. This is the largest hidden variable between two quotes for identical equipment.
Establish who certifies the electrical work
Which circuits are being added, whether the consumer unit is adequate, and who issues the certificate. On older apartment stock this is frequently the item that changes the total after the survey.
Settle the condensate route in writing
Water has to go somewhere for the whole cooling season. A pipe discharging onto a neighbour's balcony or against a rendered wall is a dispute and a staining problem waiting to happen. Committee agreement and any municipal requirement cost less to resolve before equipment is on site than after.
Separate the two warranties
The manufacturer warrants the equipment, usually subject to documented servicing. The installer warrants the installation. Different lengths, different companies, both worth having in writing.

Common questions
Does a multi-split cost less than separate systems?
Not reliably, and the comparison is not only financial. A multi-split saves a facade position and one set of brackets, but adds longer pipe runs and shared capacity. Where rooms are used at different times it often works well. Where the whole family cools bedrooms at midnight, separate systems behave better.
Can the existing pipework be reused when replacing a unit?
Sometimes, and it needs to be assessed rather than assumed. Pipe diameter, condition, insulation and residual oil from the previous refrigerant all matter, and modern refrigerants do not always suit older runs. An installer who agrees to reuse it without inspection is guessing.
Does an installation need a permit?
What determines it is whether anything is fixed to the external envelope or placed in shared space. Units inside a dwelling generally sit outside the permit question; plant on a facade, on a roof or in a common area can require municipal consent and, in a block, the management committee's agreement. Confirm locally before ordering.
Does air conditioning heat a Cypriot house economically in winter?
In heat-pump mode it is the main heating route in much of the island's newer housing. The case is strongest inland, where Nicosia's temperature range produces genuine heating hours, and weakest on the coast, where the winter load is short enough that the decision is made almost entirely on cooling.
Why is one quote well below the others?
Usually because it prices a smaller job: shorter pipe run, surface trunking instead of chasing, no making good, standard brackets on a coastal wall, or the electrical work excluded and left to the customer. Raise it as a scope question rather than a price question, and the gap normally explains itself.
