What air conditioning installation costs in Cyprus in 2026

Air conditioning in Cyprus is quoted per indoor unit installed, not per square metre, and the recorded range below is held that way: a single split serving one room, supplied and fitted. Multi-split and ducted work are built up from the same unit, so what changes is the number of indoor heads and the pipework each one needs, not the unit of measurement. The spread inside the range is driven almost entirely by three things that have nothing to do with the box on the wall: how far the refrigerant pipe has to run, where the outdoor unit can legally and physically go, and whether the existing electrical supply can carry the load.

Those figures are read from the price index at page load, with the sample size, the scope the range covers and the month it was recorded, rather than typed into this article to go stale.

The short answer

Two quotes for "air conditioning in a three-bedroom house" can differ by a factor of two and both be honest, because they describe different installations. The comparable unit is the installed price per indoor unit at a stated capacity, with the pipe run length written down.

Capacity is the first place quotes diverge. It is sized to room volume, glazing area, orientation and occupancy — not to floor area, which is why a per-square-metre figure is close to meaningless for this trade. A west-facing bedroom with a large balcony door in a Limassol block needs materially more capacity than a north-facing room of identical floor area two storeys below. Undersizing shows up as a unit running continuously at full output through August.

Efficiency is the second. Every unit sold carries an EU energy label with a seasonal rating — SEER for cooling, SCOP for heating. Two units at the same capacity can sit several label classes apart, and that gap reports itself on the electricity bill every summer for the life of the machine.

What drives the range

1. Pipe run and how it is concealed

   The largest variable in Cypriot quotes and the one most often left vague. Local construction is typically a concrete frame with solid masonry infill and no cavity, so there is nowhere to hide pipework. Either the walls are chased, plastered and made good — skilled trades, several days, the highest-cost route — or the refrigerant lines and condensate run in external trunking on the facade, which is quick and visible. Every extra metre adds pipe, insulation, refrigerant and labour, so the quote should state the length it priced.

2. Where the outdoor unit goes

   A ground-floor wall or an accessible flat roof is straightforward. A balcony position on a mid-rise block is not, and in much of central Limassol the high-rise stock means the condenser has to be placed and later serviced from a platform or by rope access. Light wells are the trap: they look convenient and they recirculate the unit's own exhaust heat, so the machine works harder for the same room temperature.

3. The electrical supply

   Each system wants a dedicated circuit with its own protection. In the 1970s to 1990s apartment stock that dominates Strovolos and the surrounding Nicosia suburbs, the consumer unit frequently has neither spare ways nor modern protection, and the upgrade is a real cost that belongs on the quote rather than in a conversation on installation day.

4. Condensate disposal

   An indoor unit produces water all summer. A gravity fall to an outside wall or a drain is in every quote; where the geometry does not allow one, a condensate pump is needed, and that is an extra with an ongoing failure mode. In humid pockets such as Oroklini, beside the salt lake, a marginal fall is a callout waiting to happen.

5. Corrosion class near the coast

   Direct coastal exposure — Kato Paphos being the clearest case on the island — means salt-laden air working on the outdoor coil and the fixings. Coated coils and galvanised or marine-grade brackets are standard there rather than optional, and a seafront quote written to an inland specification is not the same product at a lower price.

A further variable applies to replacements. Existing refrigerant pipework can sometimes be reused and sometimes cannot, depending on its condition, diameter and the refrigerant the new system uses. Reusing it is faster; replacing it means opening the wall again. A quote that assumed reuse and finds otherwise becomes a variation on the day, so it should say which it assumed.

Cost by district

Hardware prices barely move across the island. Access, contractor density and seasonal demand move a good deal.

Nicosia. The inland climate gives the widest temperature range on the island, so systems there are sized for genuine summer peaks and used for heating in winter, which makes SCOP worth as much attention as SEER. Installer numbers are high and rates competitive. The constraint in Strovolos, Lakatamia and Aglantzia is the older apartment stock: routing, consent and the state of the existing electrical installation, not the units.

Limassol. The busiest construction market, so diaries are tighter and day rates sit above the island midpoint. High-rise development around the centre makes outdoor unit placement, facade fixing and servicing access the dominant cost question, and buildings under management often restrict what may be fixed to a facade or balcony. Those rules are worth reading before the survey.

Larnaca. Straightforward access across Aradippou, Livadia and Kiti, with rates near the island midpoint. Oroklini's proximity to the salt lake raises humidity, which pushes condensate handling and corrosion protection up the specification.

Paphos. Coastal Kato Paphos, Chloraka and Kissonerga carry the salt exposure described above; inland Tala and Tsada do not, and the same corrosion class quoted across both is a sign the installer has not looked. Polis Chrysochous is far enough from the contractor base in Paphos town that travel time is carried on every visit, warranty callouts included.

Famagusta district. Paralimni, Ayia Napa and Protaras run on an inverted calendar. The stock is predominantly seasonal tourist accommodation and holiday lets, so refurbishment concentrates in the November to March window and the gaps between bookings are short. Installer capacity there is committed in winter, which is exactly when a domestic customer elsewhere would expect the quietest diaries.

What is usually excluded

The difference between two quotes is frequently a difference in scope. These items are commonly outside the headline figure:

• Chasing, plastering and making good where pipework is concealed in the wall. Trunking is priced as standard; concealment usually is not.
• Pipe run beyond a stated length, which is why the assumed length has to appear in writing.
• Consumer unit work — spare ways, a dedicated circuit, or replacement of a board that predates current protection standards.
• A condensate pump, where gravity fall is not achievable.
• Scaffolding, a platform or rope access for units on upper storeys and high-rise facades.
• Bracket upgrades and coated coils for directly exposed coastal positions.
• Making good the waterproofing where a roof or balcony membrane is penetrated for brackets or pipe entry — a live issue on the Limassol balcony stock.
• Removal and lawful disposal of an old system, including recovery of its refrigerant by a certified technician.
• Management committee approval for facade or balcony fixings.
• The first annual service, where the warranty depends on servicing being carried out and recorded.
• VAT treatment. The standard rate is 19 per cent, with a reduced 5 per cent rate available on certain qualifying work at a primary residence. Whether a given installation qualifies is a matter for the Tax Department, and the quote should state which rate it used and whether the figure shown includes it.

How to compare quotes

Quotes only compare when every installer has priced the same written scope. A lower figure against a looser scope is not a lower price.

Then apply four tests. Check that capacity was calculated from the rooms rather than assumed from floor area. Compare the seasonal efficiency ratings, not just the installed prices, because that gap is paid every summer through the electricity bill. Confirm the person charging the system is certified to handle refrigerant, which is a legal requirement rather than a preference. Finally, ask each installer what is excluded — the answers separate the quotes faster than the totals do.

Timing is the last lever: quotes taken in June and July are taken at the peak, when installers are triaging breakdown callouts and lead times stretch.

Common questions

Is a multi-split less expensive than several single splits?

It depends on the geometry rather than the hardware. One outdoor unit serving several rooms saves external space and brackets, which matters on a constrained balcony or facade. It also means longer internal pipe runs and a shared failure point, so where rooms are far apart the extra pipework can outweigh the saving.

Can a price per square metre be used to budget?

Not usefully. Capacity is set by room volume, glazing, orientation and occupancy, so two rooms of identical floor area can need different units. Price per indoor unit at a stated capacity is the comparable figure.

Does the installer need any particular certification?

Yes, for the refrigerant work. Handling and charging fluorinated refrigerants requires certification under the EU rules that apply in the Republic, and the electrical connection should be carried out by someone qualified to do it. Both are reasonable things to ask to see before accepting a quote.

Why does the outdoor unit position matter so much to the price?

Because it sets the method. A reachable ground-floor wall is quick; an upper facade position needs access equipment for the installation and again for every service visit.
