Why air conditioning quotes in Cyprus differ by so much

Recorded quotes for a split air conditioning unit of up to 12,000 BTU, supplied and installed, run from €550 to €1,200 in Cyprus, with a median of €780. The top of that range is more than double the bottom, and the reason is almost never the indoor unit hanging on the wall. It is the distance between the two units, what the building already has behind its walls, whether the outdoor unit can be reached without temporary works, and what week of the year the request arrives.

The size of the spread

The unit of measurement is per indoor unit installed, not per square metre. Quotes framed per m² of floor area collapse the moment a building has two storeys, an awkward pipe route or a condenser position that needs a bracket on a facade — and in Cypriot housing stock at least one of those is usually true. Cooling capacity is set by a calculation on glazed area, orientation, shading, insulation and how many people use the room, not by floor area alone.

Where the property sits changes the recorded range for identical equipment. Against the island median, quotes run about 12 per cent higher in Limassol district and about 6 per cent higher in Paphos, roughly 4 per cent lower in Larnaca and about 8 per cent lower in Famagusta district. That is a market signal rather than a materials one: split units are imported at the same price into the same port regardless of which district installs them, so the difference is labour availability. The district pages on this site carry each range with its sample size attached, which matters here because a five-quote range and a forty-quote range deserve different weight.

Multi-split systems — several indoor units on one condenser — are priced as a system rather than per unit, and the pipe run to each head, not the head count, usually decides where the total lands.

Access and travel time

Where the outdoor unit goes is the single most reliable predictor of which end of the range a quote sits at.

A ground-floor condenser on a side wall is a straightforward day. A condenser going onto a facade above the second floor is a different job: on the high-rise stock that has gone up around Limassol centre, that can mean bracket fixing into a rendered facade, a permission from the management committee, and access arranged rather than assumed. Where temporary works are needed, scaffolding is recorded at €4 to €13 per square metre per week, and it is billed from erection to dismantling rather than for the hours anyone spends on it.

Travel behaves the same way it does for every trade on the island. Contractors based in Paphos quoting work in Polis Chrysochous carry the travel time into the day rate, and on the hillside plots above Peyia, steep approach roads limit what size of vehicle can get near the property in the first place. None of this appears as a line item; it appears as a higher rate on the whole job.

Specification differences

Two quotes at opposite ends of the range usually describe different work rather than different margins.

1. The electrical supply the unit needs

   Older Cypriot apartment stock rarely has a spare dedicated circuit waiting. In the 1970s to 1990s blocks that dominate Strovolos, a new consumer unit way, a dedicated circuit and the making good afterwards are frequently part of the job. Certified electrician time is recorded at €32 to €65 per hour, labour only, and a quote that omits the electrical work has not removed it, only deferred it. Where the consumer unit turns out to be at capacity rather than merely full, the answer is a rewire and not a circuit: a full rewire of an occupied property, making good included, is recorded at €35 to €90 per square metre. That is a different project from the one being quoted, which is the argument for having the board looked at before the unit is chosen rather than after it is ordered.

2. Pipe run length and route

   Refrigerant pipework, condensate drainage and the trunking that hides them are priced by the metre and by how hard the route is. Chasing into masonry costs more than surface trunking and looks better; a route that crosses a bathroom or an external wall costs more than one that does not.

3. Corrosion protection near the sea

   On directly exposed coastal frontage — Kato Paphos is the clearest example on the island — salt-laden air makes galvanised and marine-grade fixings standard rather than an option, and coated condenser coils are worth specifying. The same unit in Aglantzia does not need either.

4. Inverter or fixed speed, and the humidity question

   Inverter-driven units modulate rather than cycling on and off, which matters most where latent load is high. Near the Oroklini salt lake, humidity is a larger part of the comfort problem than raw temperature, and a unit sized only on peak heat will short-cycle and dehumidify poorly.

5. What the commissioning includes

   Vacuum, leak test, refrigerant charge adjustment for the actual pipe length, and a written handover are part of a complete installation. They are also the parts most easily skipped, and skipping them is invisible until the second summer.

Season and demand

Air conditioning is the most seasonal trade on this list, and the season is short and sharp. Quotes requested during the first sustained heat of the year sit higher and come with longer lead times, because every installer on the island is on call-outs for units that failed the week the temperature climbed. The same work priced in late winter is quoted by people looking for work rather than by people turning it away.

Inland demand peaks hardest. Nicosia has the widest temperature range on the island, which drives both the cooling load and the insulation and shading specification behind it — and it is why a Nicosia household benefits more than a coastal one from treating cooling as a fabric problem before treating it as an equipment problem. Roof insulation with thermal board is recorded at €15 to €40 per square metre, against €120 to €380 per square metre where insulation, glazing and HVAC are packaged as a single energy retrofit.

In Famagusta district the calendar inverts. The seasonal accommodation stock around Ayia Napa and Protaras concentrates refurbishment into November to March, so installers there hold real winter capacity, and a private household competing for it in July is competing with an entire tourism sector.

There is a grant worth checking before committing. The energy upgrade scheme for existing buildings is worth up to €12,000, runs from 01/03/2026 to 28/02/2027, and requires an energy performance assessment before and after the works. It names insulation, glazing replacement and heating system upgrades rather than cooling specifically, so whether a given installation qualifies is a question for the Ministry of Energy, Commerce and Industry before the order is placed, not after.

How to read a quote

A quote for an air conditioning installation is a set of assumptions with a number attached. Five of those assumptions decide almost everything, and each one can be settled with a written answer before any money moves.

1. Check the capacity and how it was arrived at

   A capacity quoted without any reference to the room's glazing, orientation and occupancy is a guess. Oversizing is as much a fault as undersizing: an oversized unit cycles, leaves humidity in the room and costs more to run.

2. Confirm the electrical scope explicitly

   Whether a dedicated circuit is included, who certifies it, and what happens if the consumer unit has no spare way. This is the most common reason a final invoice exceeds a quote.

3. Get the pipe run stated in metres

   With the route described — chased, trunked, internal or external. Two quotes with different assumed lengths are not comparable, and the longer run also needs its refrigerant charge adjusted at commissioning.

4. Ask what access is assumed

   Ladder, tower, scaffold or rope. If the answer is unspecified, the cost of finding out lands on whoever signed.

5. Separate warranty from maintenance

   Manufacturer warranty on the equipment and the installer's own workmanship cover are different things with different durations, and an annual service is normally neither.

Comparing three quotes only works when all three price the same written scope — capacity, pipe length, electrical work, access and commissioning.
