Unit type and capacity

Wall-mounted single splits are the default across Cypriot homes and the cheapest to fit. Ducted systems, concealed ceiling cassettes and floor-standing units each add design and installation complexity. Capacity matters too, but not linearly: oversized units cost more to buy, cycle inefficiently, and dehumidify poorly — a real consideration in humid coastal districts. A specification that starts from the room dimensions, glazing and orientation, rather than from a habit of buying the same size for every room, tends to produce both a better system and a more defensible price.

Pipe runs and unit placement

The refrigerant pipework between indoor and outdoor units is the single most price-sensitive site variable. Short runs through an external wall onto a ground-level pad are the baseline case; long runs across façades, through internal spaces, or up several storeys add pipe, insulation, trunking, labour and sometimes lifting equipment. Placement is often constrained in apartment blocks, where building rules dictate where outdoor units may sit, and those constraints translate directly into longer runs. A quote produced without knowing the unit positions is a quote for a hypothetical building.

Wall construction and making good

Cyprus building stock ranges from drilled-in-minutes brick and block to reinforced concrete frames that punish every penetration. Chasing pipework into walls for a concealed finish, rather than surface-mounting it in trunking, converts an installation job into a small building job: chasing, plastering, painting. Neither approach is wrong, but they belong in different price categories, and a comparison between a chased quote and a trunked quote is a comparison between different products.

Drainage and electrics

Condensate has to go somewhere, and gravity does not always cooperate. Air conditioning is unusual among home installations in how much its lifetime cost depends on servicing. Quotes that include a first service, or offer a maintenance plan with stated pricing, are offering measurable value that belongs in the comparison table alongside the installed price. How to read a price range

Published ranges for air conditioning installation cost in Cyprus need the same scrutiny as any market data. A range is defined by its sample, its date and its boundary. If the sample is small or undisclosed, the range describes anecdotes. If the collection date is missing, the range may predate shifts in equipment supply costs and seasonal labour pressure. If the boundary is unstated — equipment plus standard installation, or equipment plus the actual work on an actual wall — the spread mixes definitions rather than measuring the market. Ranges that mix single splits with multi-splits and ducted systems will be wide for structural reasons, and the width says nothing about any individual project. Sizing by habit

An installer who quotes capacities without asking about room sizes, ceiling heights, glazing or orientation is sizing from routine. The elastic "standard installation"

The phrase is legitimate shorthand only when its limits are written down. A quote resting on an undefined standard installation gives the installer discretion to reclassify site conditions as extras. The fix costs one sentence: ask for the pipe allowance, mounting assumptions and exclusions in writing.

No mention of who does the refrigerant work

Handling refrigerants is regulated work, and competence in it is what separates an installation that holds its charge for years from one that quietly leaks performance. A professional quote identifies the business clearly enough that its credentials can be checked, and does not treat questions about certification as an affront.

Totals without breakdowns

A single figure for four rooms of equipment and labour cannot be audited, compared or partially accepted. Installers accustomed to commercial work produce itemised quotes without complaint; reluctance to itemise a domestic quote is a choice, and the buyer is entitled to read it as one.

Replacement jobs are their own category

A meaningful share of the Cypriot market is not first installation but replacement of an ageing unit, and replacement quotes need their own scrutiny. Reusing existing pipework saves money only when the pipe diameter, condition and length suit the new unit — older installations sized for previous refrigerant generations do not always qualify, and a conscientious installer inspects before promising reuse. The removal and lawful disposal of the old unit, including recovery of its refrigerant, is work that belongs in the quote explicitly rather than in an assumption. And a replacement is the natural moment to revisit sizing: the original unit may have been wrong for the room from the day it was fitted, and copying its capacity copies the mistake. A replacement quote that simply matches the old badge without a question asked is habit dressed as service.

Timing the decision

The uncomfortable truth about this market is that most buyers enter it at the worst moment — during the first hot spell, alongside everyone else.
