Why plastering quotes in Cyprus differ by so much
Recorded plastering quotes in Cyprus run €8 to €22 per square metre. What moves a price inside that range, and what to check before accepting one.

Recorded quotes for plastering in Cyprus run from €8 to €22 per square metre, median €13, against a benchmark scope of a two-coat render on blockwork. The top of that range is close to three times the bottom — a wider spread than most trades priced by area. Almost none of it is negotiation. It comes from four things a household can check before signing: what the substrate turns out to be behind the existing finish, how much of the day goes into reaching the wall rather than covering it, when in the year the coat is applied, and how the area was measured before a rate was put against it.
The size of the spread
The unit needs settling before the number means anything. Plastering is priced per square metre of surface worked — walls, soffits and ceilings measured separately — not per square metre of floor area. Searches for a price per m² are usually asking about the second, and the two differ by a factor set entirely by ceiling height and room shape.
Measurement convention then decides the total more often than the rate does. Whether openings are deducted, and above what size, moves the measured area of a typical elevation appreciably. Two plasterers who both quote €14 per square metre and measure differently are not offering the same price.
District movement is smaller than most people expect and consistent in direction. Against the island median, recorded ranges sit about 12 per cent higher in Limassol district and about 6 per cent higher in Paphos, roughly 4 per cent below in Larnaca and about 8 per cent below in Famagusta district. Sand, cement and gypsum cost much the same across an island this size; the movement is contractor availability. The district price pages carry each range with its sample size, because a row built from a handful of quotes deserves to be read differently from the national one.
Access and travel time
Access never appears as a line item. It arrives as a higher rate on everything.
Plastering is a wet trade with a heavy, perishable material, so where the mixer stands relative to the wall decides how much of the day is carrying rather than working. On the hillside plots above Peyia, steep approach roads limit the size of delivery vehicle that can reach the property at all, and the last stretch moves by hand. Distance does the same: contractors based in Paphos quoting work in Polis Chrysochous add travel time to the day rate, on every visit.
Height brings temporary works in. An external render on a two-storey elevation, or a stairwell ceiling, needs a scaffold at €4 to €13 per square metre per week, and that clock runs from erection to dismantling rather than for the days anyone is on it. Two quotes that differ by exactly the scaffold are not two prices for one job.
The Strovolos apartment stock shows it plainly. In 1970s to 1990s blocks the work is rarely a clean elevation: balcony soffits, stairwell walls, patch repair around chased services, re-skimming inside occupied flats. Dust protection, floor covering, restricted hours and lifting material up several floors all sit inside the same per-square-metre rate.
Specification differences
Quotes at opposite ends of the range usually describe different work rather than different margins.
What the background actually is
Cypriot walls are mostly hollow clay block within a reinforced concrete frame, and the two move at different rates. That junction is where a skim cracks first. Cleaning down, wetting the background, bonding treatment and mesh across it are real cost; a quote silent on them has either priced them invisibly or left them out.
Cement or lime
Stone and mudbrick village walls need a breathable lime plaster. Cement render seals a wall built to let moisture evaporate, and the failure shows as blown render taking the face of the stone with it. Lime means more coats and longer curing — a different scope from the blockwork render the €8 to €22 range describes. Where the stone face itself is rebuilt, that is stonemasonry at €85 to €260 per square metre.
Repairs that precede anything decorative
Spalling concrete on balcony soffits — rusting rebar pushing the cover off — is the standard finding in older blocks, and render over it fails on its own timetable. Facade work covering render repair, coating and balcony edge detail is recorded at €55 to €175 per square metre and belongs on its own line. Where damp is the cause, an injected course plus replastering runs €25 to €75 per square metre.
Beads and fixings
Standard galvanised beads rust in salt-laden coastal air. In Kato Paphos and on any seafront elevation, where marine-grade fixings are normal specification rather than an upgrade, stainless beads are the plastering equivalent. The failure shows as rust bleeding through a painted external corner months after settlement.
The finish the next trade needs
The recorded painting range of €6 to €15 per square metre assumes a prepared surface. A wall handed over rougher than the painter expected moves that cost sideways rather than removing it.
One question sits outside all of this. If cracking is structural rather than shrinkage — stepped, widening at one end, reopening where it was filled before — no plastering specification answers it. In parts of Pissouri, where ground movement makes structural surveys standard before major work, that assessment comes first, and calculations plus a certificate from an ETEK-registered professional run €650 to €3,500 per project.
Season and demand
Plastering is one of the few trades where weather changes the specification and not only the diary. A south-facing elevation rendered in midsummer dries faster than it cures, and the result is crazing on a wall applied correctly in every other respect. Early starts, damping the background and covering fresh work all cost hours. Nicosia has the widest temperature range on the island, so both ends of the year push back: summer drives the drying problem, unheated rooms in winter slow internal work.
Winter is a different risk rather than a closed season, and a contractor carrying it prices it. That is also why the Famagusta district figure sits about 8 per cent below the island median rather than above it — around Ayia Napa the accommodation stock is seasonal, refurbishment concentrates into November to March, and local capacity is built for winter work rather than competing for it.
Demand is also derived rather than direct. Almost nobody commissions plastering on its own; it follows a rewire, a re-pipe, an extension or a window replacement, so lead times stretch behind renovation activity and quotes issued into that queue sit higher in the range.
How to read a quote
The point of collecting three quotes is to compare three prices for one scope. Usually they are three prices for three scopes, and the lowest is the one that assumed least.
Establish the measured area and the deduction rule first
Ask for the area in square metres and whether openings are deducted, above what size. Without it the rate compares to nothing.
Check the substrate and preparation are named
What the background is, what is being removed, what treatment or mesh is included. "Skim throughout" describes an outcome, not the work.
Confirm coats, material and finish per surface
Walls, ceilings and external render are different products at different rates. One blended figure hides which you are getting where.
Read the exclusions as closely as the inclusions
Scaffolding, concrete repair, damp treatment, making good around sockets and frames, dust protection and waste removal are what most often return as variations.
Get the curing time before painting in writing
A painter arriving too early traps moisture behind the paint and brings the job back, and the argument afterwards is about a date nobody recorded.
Check the invoice position
Ask which VAT rate applies before the quote is finalised — renovation of an existing dwelling and work forming part of a new build are not always treated alike — and check the registration number against the Registrar of Companies.
