House painting in Cyprus is priced by surface area and decided by preparation. What moves the range, district by district, and what a quote must state.

The short answer

House painting in Cyprus is priced per square metre of coated surface area, for two coats on a prepared substrate — not per room and not per property. That unit matters more than it sounds, because it is the reason two quotes for the same house can look nothing alike: one has measured wall and ceiling area, the other has estimated from the floor plan, and a house with high ceilings or a lot of glazing breaks the relationship between the two entirely.

Those ranges are read from the price index as the page loads, each with its sample size and the month it was recorded, and what they cover is two coats on prepared interior walls. Exterior work is quoted on its own specification rather than derived from an interior rate, because the product, the access and the preparation are all different jobs.

The decisive variable is not the paint. It is the substrate. Preparation is what moves a quote from one end of the recorded range to the other, and it is also the part of the specification most often left vague.

What drives the range

  1. The condition of what is being painted over

    Sound, previously painted render needs washing down, filling and coating. Render with hairline movement cracking needs those cracks opened, filled and reinforced first, and chalking or flaking previous coatings need stripping back rather than sealing over. These are entirely different labour quantities on the same wall area, and a quote that does not say which one it assumes has not priced the job.

  2. Interior emulsion versus an exterior system

    An exterior wall in Cyprus is a UV problem before it is a decoration problem. Elastomeric exterior systems are specified for UV exposure at this latitude precisely because standard emulsion chalks and fails early on south-facing elevations. The system also bridges fine movement cracking, which is why it is quoted as a system — primer, coats, crack treatment — rather than as a tin of paint.

  3. Coastal exposure

    On the coast the film is fighting salt as well as sun. In Kato Paphos, direct coastal exposure means salt-laden air, and galvanised or marine-grade fixings are standard there for that reason — the same logic applies to anything anchored into a coastal facade for access, and to the washing-down stage, which cannot be skipped where salt has been depositing on render for years.

  4. Height and access

    Access is the largest non-obvious cost on exterior work. Limassol's rapid high-rise development has raised demand for balcony and facade maintenance, and facade work above a certain height means scaffolding, a mast climber or rope access rather than a tower. Around Peyia, steep access roads limit delivery vehicle size on many hillside plots, which constrains what access equipment can physically reach the property.

  5. Colour change and coverage

    Going darker over light is straightforward. Going light over a strong existing colour, or covering a stained or previously smoke-damaged surface, can need an additional coat or an opaque primer across the whole area. This is the most common reason a quote priced for two coats turns into a variation on site.

Cost by district

The island is small enough to drive across in an afternoon, and painting prices still differ across it — mostly through access, exposure and the local building stock rather than through labour rates alone.

Limassol carries the highest concentration of high-rise and multi-storey residential facade work, where the specification is closer to building maintenance than to decorating. Balcony soffits, exposed slab edges and facade coatings dominate, and access equipment is a real line in the quote rather than an afterthought.

Nicosia is inland and has the widest temperature range on the island. That matters twice over for painting: thermal movement in render produces the hairline cracking that exterior systems have to bridge, and summer surface temperatures on a south or west elevation shorten the usable working day, since coating a substrate that is too hot causes the film to skin before it levels. Interior work in the district's older apartment blocks is a different proposition again, usually following behind rewiring or replumbing rather than standing alone.

Paphos is where coastal exposure is most consistently priced in. Kato Paphos and the coastal strip need the salt washed off before anything is applied, and inland or hillside properties around Peyia carry an access constraint instead.

In the Famagusta resort towns the constraint is time rather than exposure. Protaras has a high share of holiday lets with short refurbishment windows between bookings, so repainting is scheduled into gaps measured in days. Work that has to be finished, cured and free of odour before the next arrival is priced differently from work with an open programme.

Larnaca sits close to the island median, with one local factor: proximity to the salt lake around Oroklini raises humidity, which affects damp-proofing specifications and, on painting work, drying and curing times on ground-floor walls.

What is usually excluded

The gap between a quote and a final invoice on painting work is almost always made of preparation and access. The items most often left out:

  • Crack repair beyond filler. Opening, reinforcing and making good movement cracking is a separate operation from filling nail holes.
  • Stripping failed coatings. Where a previous coating is chalking or delaminating, removing it is quantified separately or it will be quoted as a variation.
  • Primer and sealer on bare substrate. New render, patched areas and plasterboard joints need sealing, and the quantity depends on how much bare substrate the preparation exposes.
  • Damp and salt treatment. Painting over a damp or salt-affected wall does not fix it; the coating fails and takes the substrate with it. Diagnosis belongs before the quote.
  • Access equipment. Scaffolding, towers, mast climbers or rope access on facade and multi-storey work.
  • Protection and moving furniture. Masking, floor protection and clearing rooms are labour, and quotes differ on who provides it.
  • Ceilings, railings and joinery. Frequently assumed included by the owner and excluded by the contractor. Metal railings in particular are a separate specification with their own primer.
  • Who supplies the paint. A quote where the owner supplies materials and one where the contractor does are not comparable figures.

How to compare quotes

Painting is one of the easier trades to compare properly, because the specification can be written in a page.

  1. Measure and state the surfaces

    Walls, ceilings, soffits, joinery, railings — listed, with the areas that are included and the ones that are not. A quote against a stated area can be checked; a quote against "the house" cannot.

  2. Name the product and the system

    The manufacturer, the product and the number of coats, including primer. Every reputable coating has a published data sheet stating spreading rate and recoat time, and a contractor working to a system will name it without hesitation.

  3. Specify the preparation

    What is washed, what is filled, what is stripped, what is sealed. This is where the range lives, so this is where the specification has to be precise.

  4. State the access method

    Who provides it, what type, and for how long. On facade work this can be a substantial share of the total and it is the item most likely to be assumed rather than priced.

  5. Check registration and coverage

South and west elevations fade and chalk first, coastal properties carry salt loading that inland ones do not, and a system applied over correctly prepared render lasts materially longer than the same product applied over a failing coating.

Is summer a good time to paint outside in Cyprus?

Exterior coating is scheduled around surface temperature, not air temperature. A south-facing render in full midday sun in high summer is too hot to coat properly, so the work moves to shaded elevations and to the early part of the day, or to the shoulder seasons. Contractors who ignore this produce a finish that shows it.

Does painting a house need permission?

Repainting in the existing colour scheme is maintenance. Changing the external appearance of a property can be controlled where the building or the area is subject to planning conditions, and the Department of Town Planning and Housing is the authority on whether a specific property falls into that category. It is worth establishing before the colour is chosen rather than after.
