What a house extension actually costs in Cyprus
A house extension in Cyprus is priced on structure, services and planning, not floor area alone. What sets the range, and what quotes routinely leave out.

An extension in Cyprus is quoted per square metre of new floor area, but the two items that decide where in the range a project lands are structural — how the new foundations and frame meet the existing building — and statutory, because floor area cannot be added without consent. Finishes move the figure far less than most owners expect.
The short answer
Each range above shows the sample size behind it and the month it was recorded. The common domestic case on the island is a single-storey ground-floor addition of roughly 20 to 30 m² — a kitchen and dining enlargement, or a bedroom with an en-suite. Prices for that case cluster reasonably tightly. Prices for first-floor additions do not, because the existing structure has to be assessed before anyone can say whether it will carry the load at all.
The cost per square metre also falls as the extension grows. Foundations, scaffolding, the roof junction with the existing house and the making-good where the wall is opened are largely fixed regardless of size, so a small extension carries all of them across very little floor area. A project that looks disproportionately expensive per square metre is often just small.
What drives the range
Ground floor or first floor
Adding at ground level is a new structure beside an old one. Adding above means the existing frame, foundations and columns must take load they were not designed for. Much of the housing in Strovolos and the surrounding Nicosia suburbs dates from the 1970s to the 1990s and was designed to earlier structural codes, so an assessment by an engineer registered with ETEK comes before the quote, not after it. Where the frame will not take it, the strengthening work can exceed the cost of the rooms being added.
What the plot still allows
Before any of the construction questions matter, there is a planning question: whether the plot has floor area left to give. Every plot in the Republic carries a building coefficient governing how much floor area may be built on it and a coverage ratio governing how much of the ground may be covered, alongside minimum distances to the boundaries. A house built close to either limit cannot be extended at ground level regardless of budget, and the answer is a search against the plot rather than a judgement call. Establishing it first costs a professional fee; establishing it after the drawings costs the drawings.
Ground conditions and foundations
Foundation depth is set by what is under the plot, and that is the least predictable item in any extension quote. In parts of Pissouri, where ground movement is known, a structural survey ahead of design is standard rather than cautious. On rocky ground the excavation cost rises; on made ground the foundation design does.
Whether services move
An extension that contains only habitable rooms is a different project from one containing a kitchen or bathroom. Drainage has to reach the existing soil stack at a workable fall, which sometimes means the floor level of the new space is set by a pipe rather than by the architect. Keeping wet rooms where they already are is the largest single saving available.
The roof and the junction
Where the new roof meets the old wall is where Cypriot extensions fail. Flat roofs and their upstands are the most common defect in the island's building stock, and a junction detailed on site rather than on a drawing is the usual cause. A quote that names the waterproofing system and shows the upstand height is worth more than one that is lower.
Glazing and shading
Extensions are usually the most glazed part of a Cypriot house, and glazing here is a solar-gain problem before it is a heat-loss one. Nicosia has the widest temperature range on the island, which pushes both insulation and external shading up the specification. External shading costs less than the cooling load it removes, and it is far less expensive to design in than to bolt on.
Access
A terraced plot, a narrow village lane, or a hillside site in Peyia where steep access roads limit delivery vehicle size, all raise the rate on every trade rather than adding a visible line item.
Cost by district
Limassol records above the island median. The construction market there is the busiest in the country, contractor availability is tightest, and day rates follow availability. Famagusta district — Paralimni, Protaras, Deryneia — records below it, though labour there competes with the hotel and holiday-let refurbishment programme that runs from November to March, so a domestic extension quoted for January is competing for the same crews.
Nicosia district is inland and its extensions are specified differently rather than priced differently: more insulation, more shading, less concern with salt exposure. Larnaca district, where Aradippou and the surrounding villages hold a large volume of newer detached housing, treats extensions as routine work, and scopes there tend to be better standardised.
Paphos district divides between the coastal strip and the villages above it. Around Polis Chrysochous, distance from the main contractor base in Paphos is built into quoted day rates before anyone arrives on site, and it applies for the whole programme rather than once.
What is usually excluded
Most of the gap between two extension quotes is not in the price of the work. It is in what each one assumed somebody else was paying for.
- Design and statutory fees. Architect, structural engineer, the planning application and the building permit. These are frequently outside the builder's figure entirely.
- The structural survey of the existing house, which on any first-floor addition should precede the design.
- Making good the existing property where the wall is opened — plaster, flooring levels, skirting, and the redecoration of the room that is now open to a building site.
- Utility capacity. A larger house may need the electricity supply reassessed and the water meter or connection changed.
- The completion certificate and the inspections behind it.
- Updating the registered floor area. An extension changes what the title records, and reconciling that with the Land Registry is a separate process from the build. Leaving it undone surfaces at sale, not at handover.
- Reinstatement of the garden, driveway and boundary the works crossed.
How to compare quotes
Three quotes against three different assumptions are not comparable. Three quotes against one written scope are.
Get drawings before prices
A dimensioned plan and section, with the structural approach shown. Pricing from a description produces a number that changes the moment drawings exist.
Insist on a provisional sum for foundations
Nobody can price the ground accurately in advance. A named provisional sum with a stated rate for extra depth is honest; a fixed figure with no note is a variation waiting to be issued.
Ask what the roof junction detail is
The waterproofing system by name, the upstand height, and how the new roof discharges. This one answer separates contractors more reliably than price does.
Establish who lodges the applications and pays the fees
Planning permission, building permit, and the completion certificate at the end. Each has a fee and an owner.
Tie payments to stages and hold a retention
Foundations, structure, roof watertight, first fix, completion. Hold a final tranche past the first heavy rain, which in most of the Republic means December or January.

Common questions
Does every extension need planning permission in Cyprus?
Adding floor area does. Planning permission comes first, then a separate building permit, both lodged through the local authority under the Department of Town Planning and Housing framework. Internal alteration that adds no area is treated differently, and the boundary between the two is a question for the engineer or architect before it is a question for the builder.
How long does the consent stage take?
Months rather than weeks, and it precedes construction rather than running alongside it. Completeness of the submission is the main variable an applicant controls; a package returned for missing drawings restarts the clock.
Can an extension be built above an existing single-storey house?
Only if the existing structure will carry it, which is a calculation rather than an opinion. On the 1970s to 1990s stock common in the Nicosia suburbs, the assessment often finds the foundations rather than the frame to be the limit. Where strengthening is needed, the arithmetic frequently favours extending sideways instead.
Does the extension have to appear on the title deed?
The registered floor area should reflect what has been built. Reconciling the build with the Land Registry record is a separate step from the construction, and an unrecorded extension becomes the buyer's problem — and therefore the seller's price problem — at the point of sale.
What happens if the plot has no floor area left?
Then the extension does not proceed at ground level, whatever the budget. The remaining options are working inside the existing envelope, converting covered space that already counts, or in some cases building upward where the coefficient allows height that the coverage ratio denies. This is the first thing to establish and the one most often established last.
Is enclosing a veranda less expensive than building new?
Usually, because the structure and roof already exist. It is not automatically a lesser process: enclosing a veranda can count as added floor area, which puts it back into the same planning route as a new extension.
What is the best time of year to build?
The concrete and the roof waterproofing both prefer stable weather, which favours spring and autumn over midsummer heat or the winter rain. In Famagusta district the practical constraint is different again — from November to March, extension work competes for the same crews as the hotel refurbishment season.
