What separates two kitchen quotes in Cyprus is rarely the fitter. It is what the word "fitting" was taken to cover. One price is labour against units somebody else supplies; another folds in strip-out, disposal, plumbing and electrical alterations, worktop and making good; a third is a showroom total in which the labour is not visible at all. Until that boundary is settled the numbers are not comparable, and once it is, the remaining spread comes down to the worktop, what sits behind the units, and the delivery date.

The size of the spread

Read the unit before the number. Kitchen installation is quoted three different ways here — per linear metre of run, per cabinet, or as a lump sum against a specific plan — and each range published on this site carries its sample size and the month it was recorded. A range built from a small number of quotes is a signal rather than a benchmark, and it says so on the kitchen fitting price guide and across the price index.

The items that move in and out of scope are predictable enough to list before any quote arrives: removing and disposing of the old kitchen, assembling flat-pack carcasses, moving the sink waste, dedicated circuits for oven and hob, the worktop, the splashback, connecting appliances, sealing, and making good where the old units sat. Each can be in or out without the quote looking any different.

A showroom's supply-and-fit price is not a fitting price with units added. The labour sits inside the unit cost, so it cannot be set against an independent fitter's rate until the units are stripped back out, and "fitting included" describes the packaging rather than the price.

Access and travel time

A kitchen arrives as a large volume of heavy, easily damaged boxes, and it leaves as a skip. Both journeys are priced into the labour.

Strovolos and the older Nicosia suburbs carry a large stock of 1970s to 1990s apartment blocks, much of it walk-up, where every carcass and every appliance goes up by stair. Limassol's high-rise stock has the lift but adds building management: goods-lift booking, protection of common areas, delivery windows and somewhere to stand a skip. Around Peyia, steep access roads limit the size of delivery vehicle that reaches many hillside plots, which matters more for a stone worktop than for anything else in the job — it travels in one piece, on a frame, and it does not go round a tight stair.

Distance is separate from difficulty. Polis Chrysochous sits far enough from the main contractor base in Paphos that travel time is folded into most quoted day rates, and a kitchen is not one visit: survey, strip-out, first fix, carcass installation, templating, worktop fitting, second fix and snagging are separate attendances, several days apart. Specification differences

The carcass decides the labour before anything is fixed to a wall. Rigid units arrive ready to set; flat-pack units carry assembly hours that belong to somebody, and which of the two is being quoted is often the whole gap between two numbers. Hinge and runner grade, internal drawers, handleless fronts and end panels then decide the adjustment time, because a handleless or high-gloss front shows every millimetre of misalignment and gets the hours it demands.

The worktop is the largest single fork. Laminate is cut and fitted on site in the same visit as the units. Quartz, granite and solid surface cannot be: the carcasses must be level and fixed first, a templater attends, the piece is fabricated off site and returns for fitting, with cut-outs for sink and hob, drainer grooves and upstands priced individually. That sequence puts a gap of days into the middle of the job with no worktop and no sink in it.

Then the building. Cypriot housing is overwhelmingly reinforced concrete frame with blockwork infill, so wall units fix into dense masonry rather than into stud, and a service run crossing a concrete beam means diamond cutting, dust extraction and making good rather than a chased channel. Older village properties add out-of-square walls and uneven floors — scribing, packing and filler panels, work that is invisible afterwards and shows up only in the hours.

Services set the class of the job. Keeping the sink where it is keeps the waste run and its falls; moving it in a flat means working to a stack position that cannot move, which is a different job from a cosmetic replacement. Electrical capacity is the parallel question — an original consumer unit in an older block may not have room for the circuits a modern oven and hob want, and that is electrician's scope, held as a separate range on this site. Extraction is the third: ducting through an external wall is routine in a villa and a common-property question in a block.

Season and demand

Lead time, not fitter availability, usually sets the start date. Units, fronts and appliances are largely imported, so delivery is a shipping question, and appliance dimensions have to be fixed before the plan is — an appliance chosen late can hold up a kitchen that was otherwise ready.

Demand clusters by district. In the Famagusta district, Ayia Napa runs on seasonal accommodation with refurbishment concentrated into November to March, and Protaras carries a high share of holiday lets with short windows between bookings. Rental kitchens there are replaced against a hard deadline, so the fitters who work that stock are committed exactly when a residential customer elsewhere expects them free. Coastal work adds one specification note: in the salt-laden air around Kato Paphos, hinges, runners and handles corrode long before the carcass shows anything.

In a busy month the price tends to hold while the date moves. Two quotes at similar money with different start dates are not the same offer, particularly with a household cooking on a hotplate in between.

How to read a quote

  1. Split the job into supply, fit and services

    Units, worktop, appliances, sink and tap in the first column; installation labour in the second; plumbing, electrical and making good in the third. Most disputes start with an item nobody claimed. Attach a numbered plan with cabinet widths and appliance models — a per-metre price without one is priced against a guess.

  2. Make the worktop its own line

    Material, thickness, edge detail, cut-outs, drainer grooves, upstands, the templating visit and the fabrication days. This is the item most often quoted vaguely and the one most likely to move the total.

  3. Ask what happens behind the units

    Whether the sink waste or the hob moves, whether dedicated circuits are being run, whether the consumer unit is being touched, and how extraction leaves the room. Each answer can be somebody else's trade and somebody else's invoice.

  4. Get strip-out, disposal and making good in writing

    Old kitchen out, skip, plaster and paint where the old units sat, and tiling behind the new run. These are the classic absentees from a low quote.

  5. Ask for the programme, not the duration

    The dates of the strip-out, the carcass install, the template and the worktop fit — with the gap between the last two stated, because that is the period without a sink.

  6. Settle VAT before the deposit

    A reduced VAT rate has applied to qualifying renovation of a private residence subject to conditions. Whether a given project qualifies is a Tax Department question, and it should be answered before a quote is accepted rather than after.

Common questions

Is it better to buy units and fitting from the same company?

The trade-off is accountability against transparency. A single supplier carries the whole job when a door arrives damaged; an independent fitter working to a plan lets the labour be compared against the recorded ranges. What matters more than either is that one named party has written down who connects the appliances and who makes good.

Why is one quote far below the others?

Nearly always scope rather than rate: flat-pack assembly excluded, no strip-out or skip, no making good, worktop supplied by others, appliances left unconnected, or first-fix electrical work assumed to be someone else's. Put it to the fitter as a scope question and the difference usually resolves itself.

How long is the kitchen out of use?

What determines it is the worktop. With laminate, the run can be strip-out to working sink inside a short, continuous stretch. With stone or solid surface, the template happens after the carcasses are set and the piece comes back fabricated, so the household plans around a gap with no worktop and no sink in the middle.

Does replacing a kitchen need permission?

A like-for-like replacement inside an existing room is generally treated as maintenance. What changes the answer is structural work, an opening altered, a new penetration through the external envelope for extraction, or relocation of wet services in a block, where common-property consent enters as well. The Department of Town Planning and Housing is the reference point and municipal practice varies.
