What kitchen fitting costs in Cyprus
Kitchen fitting in Cyprus is quoted either as labour only or as supply and fit. What moves the range, what the quote leaves out, and how to compare them.

Kitchen quotes in Cyprus arrive in two incompatible shapes: a single price for supply and fit from a manufacturer or showroom, and a labour-only price from a fitter for units bought elsewhere. Comparing one against the other tells nobody anything. The ranges below are held separately for that reason and are read from our records at page load, with their own sample size and date.
The short answer
Fitting is the labour between an empty room and a working kitchen, and on a Cypriot property it covers more ground than the phrase suggests.
It starts with strip-out. In modular kitchens that means unscrewing and carting away. In the pre-1990s apartment stock it frequently means demolition: older Cypriot kitchens were built rather than installed, with block or concrete bases, a cast counter and tiling to full height. Removing that is a builder's day, and the tiles usually take the render off the wall with them.
Then comes the setting out. Floors in older buildings are rarely level and walls are rarely square, so carcasses are packed, levelled and scribed rather than simply lined up. This is where a locally made kitchen earns its price: manufactured to the measured opening, it avoids the filler panels that a modular imported range needs at every awkward junction.
The worktop is a separate trade and a second visit. Stone and engineered tops are templated only after the carcasses are fixed, fabricated off site, then returned and installed with the sink and hob cut-outs already made. The gap between those two visits is the part that surprises people: the kitchen has no top, no sink and no hob until the fabricator comes back.
Finally the connections: waste and water, the hob circuit, extraction, and — in a large share of Cypriot homes — a bottled gas run to the hob from a cylinder outside. Each of those is a different tradesperson with a different day.
A quote worth comparing prices those four stages separately. One that does not is a number, not a quote.
What drives the range
Whether the sink and waste move
Keeping the wet services where they are is the single largest saving on the job. Moving the sink means moving the waste, and in a concrete-slab building the fall for a new waste run has to be found somewhere — usually by raising the floor or by boxing along a wall.
What comes out first
A built masonry kitchen with full-height tiling behind it is a demolition and replastering job before it is a fitting job. This item alone separates two otherwise identical quotes on two otherwise identical flats.
Carcass, door and hardware specification
Board type, edge banding, hinges and drawer runners move the price more than the door style does. Near the coast the specification changes: at Kato Paphos the air is salt-laden and galvanised or marine-grade fixings are standard, and the same logic applies to hinges and runners inside a kitchen that is opened to a sea breeze every day.
Worktop material and fabrication
Stone and engineered tops are priced by finished area plus the items cut into them — sink and hob apertures, drainer grooves, upstands, exposed edges. A long run with three cut-outs and a return costs more than its square metres suggest.
Locally made or imported units
Cypriot workshops build to the measured opening and typically deliver in a shorter lead time. Imported modular ranges arrive in fixed widths, which means fillers, and they arrive on a shipping schedule. Neither is inherently dearer; they fail differently, one on fit and one on time.
Extraction and the hob supply
Ducting an extractor to open air needs a route through an external wall, and in a concrete-framed block that route is not always available where the cooker is wanted. Recirculation is the fallback. Separately, an electric or induction hob needs its own circuit, and older consumer units frequently have no spare way — which is a board job discovered by the kitchen rather than caused by it.
Access and delivery
Rigid assembled carcasses need a lift or a wide staircase. In the 1970s to 1990s blocks that dominate Strovolos and the older Nicosia suburbs, neither is guaranteed, and flat-pack assembled in the room becomes the practical option. On the hillside plots around Peyia, steep access roads limit the size of delivery vehicle that can reach the property at all.
Cost by district
Units and worktops come through the same importers and a handful of local workshops, so material prices are close across the Republic. Building stock, access and crew availability are what separate the districts.
In Nicosia, strip-out drives the figure. Strovolos and the older inner suburbs hold a large stock of 1970s to 1990s apartment blocks where rewiring and replumbing already dominate renovation work, so a kitchen replacement routinely carries a board alteration, a new waste run and replastering behind removed tiles. The compensation is proximity: most of the joinery workshops and stone fabricators are a short delivery from the job.
In Limassol, the constraint is logistics and availability. Rapid high-rise development means many kitchens are fitted in towers where deliveries go through a managed service lift with booked slots and restricted hours, and a missed slot costs a day rather than a fee. Crew availability is tighter than elsewhere for the same reason.
In Paphos, exposure and roads decide it. Along the Kato Paphos seafront, salt-laden air makes corrosion-resistant hardware a specification rather than an upgrade. Around Peyia, delivery vehicle size is the binding constraint on hillside plots, and around Polis Chrysochous the distance from the main contractor base in Paphos adds travel time to most quoted day rates — which matters on a job made of several short visits by several trades.
In Larnaca and the Famagusta district, the pattern is newer and more seasonal. Aradippou and its surroundings carry a large volume of newer detached housing, where kitchens are larger, layouts are open and strip-out is minimal. In Protaras and the resort towns the stock is holiday lets with short refurbishment windows between bookings, so the premium is on a fitter who can commit to a fixed week rather than on the rate itself.

What is usually excluded
The gap between a kitchen quote and a kitchen bill is almost always scope. The usual absentees:
- Strip-out and disposal, and the skip.
- Demolition of a built masonry kitchen, and making good the floor and walls underneath it.
- Replastering where tile removal has taken the render with it.
- Floor levelling and flooring under and around the units.
- The appliances themselves, often carried as an allowance rather than a price.
- Worktop cut-outs, upstands and splashbacks, priced by the fabricator per item.
- Plumbing and electrical alterations — new circuits, consumer unit work, moving a waste.
- Gas connection and its certification, where the hob runs on bottled gas.
- Extraction ducting and any core drilling through an external wall.
- Painting and making good after every other trade has finished.
- Delivery access charges — service lift booking, hoisting, or a second delivery where the first could not reach the door.
- VAT, both whether the reduced rate for renovation of older private residences applies and whether the quoted figure includes tax at all.
How to compare quotes
Give every fitter the same plan, the same appliance list and the same worktop material. Without those three fixed, the quotes describe different kitchens.
Ask for the price split into six lines: strip-out and disposal, units supplied, fitting labour, worktop supply and fit, services, and making good. The split is what reveals whether the strip-out has been priced at all.
Ask for a unit schedule naming carcass board, door finish, and the hinge and runner make. On a coastal property, ask specifically what changes in that specification because of the salt air.
Ask who templates the worktop and how many days pass between the carcass fit and the worktop fit, because that interval is when the household has no sink.
Ask which lines are fixed and which are allowances, and what the reconciliation mechanism is for the allowances.
Ask what happens to the wall behind the old tiles — the answer determines whether a plasterer and a painter are in this quote or in a later one.
Tie payment stages to delivery and to completed fitting rather than to dates, and settle the VAT position in writing. The reduced rate for renovation of private residences carries conditions on the age of the dwelling and on the proportion of the total that is materials, and two quotes stated on different tax assumptions are not comparable.
Common questions
Is it worth buying the units separately and hiring a fitter?
It can be, where the buyer is confident about measurements and prepared to coordinate deliveries. The saving is the retailer's margin on the units; the cost is that responsibility for anything that does not fit now sits with the buyer rather than with a single contractor. Supply and fit is one contract with one party accountable, which is worth something on a job with this many trades.
How long is a kitchen out of use?
The determinants are the strip-out, the worktop lead time and how many trades have to be sequenced. The unavoidable pause is between carcass fitting and worktop installation, because the top is templated from the fitted units. Anyone planning the job should ask for that interval in days and plan around it rather than hope it is short.
Does a new kitchen need a permit?
Replacing units and finishes in the same position is maintenance. Removing a structural wall to open the kitchen to the living space, or forming a new external opening for a window or an extractor, is not — that goes to the planning authority, and the Department of Town Planning and Housing is the reference point. The cost of ignoring this is usually time, and occasionally a title problem at resale.
What about a flat that still has a built masonry kitchen?
Budget for it as two jobs. The demolition, the debris, the replastering and the floor make-good happen before a fitter can start, and they belong in the builder line rather than in the kitchen line. Quotes that fold this into a single figure tend to fold it in optimistically.
Why does one quote include appliances and another not?
Because appliances are the easiest item to move off a quote and the easiest to substitute. A total that looks lower is often a total with a smaller appliance allowance behind it. Compare the appliance schedule model by model before comparing the two bottom lines.
