Why double glazing prices vary so much in Cyprus

Double glazing quotes in Cyprus vary by glass, frame, access and season. Here is what moves the price per square metre, and what to check before signing.

Two installers can measure the same eight windows in the same Nicosia flat and come back a long way apart, and neither is necessarily wrong. Double glazing is not one product with one price. Four things carry almost all of the money: the glass specification, the frame system, how hard the openings are to reach, and which month the work is booked into.

The size of the spread

Read the unit before the number. Double glazing in Cyprus is normally quoted per square metre of finished opening — the hole in the wall, not the visible pane — because the frame, the sill, the reveal and the sealing are all priced against that dimension. A per-window quote only becomes comparable once a schedule is attached, and a schedule listing dimensions but not opening type still is not.

Every range published here carries its sample size and the month it was recorded. A range built from a handful of quotes is a signal rather than a benchmark, and it is labelled as such on the double glazing price guide and across the wider price index. The figure worth checking against is the one for your service, your district and your unit, not an island-wide average lifted out of context.

The other reason quotes diverge before any glass is chosen is scope. Supply-only, supply-and-fit, and supply-and-fit-with-making-good are three different products. Removal and disposal of the old frames, patching the render around the reveal, new internal sills, external re-sealing, insect screens and VAT are each capable of being in or out. A quote well below the rest of the sample is usually not a different price for the same job. It is a smaller job.

Access and travel time

Glass is heavy, brittle and awkward, which makes access a cost driver rather than an inconvenience. A large sealed unit for a veranda slider needs several people or a vacuum lifter, plus a vehicle that can park within carrying distance of the opening. Where that is not possible, the labour on every unit goes up.

Nicosia's inner suburbs illustrate the point. Strovolos carries a large stock of 1970s to 1990s apartment blocks, much of it walk-up, and a third-floor flat without a lift turns each unit into a two-person carry up a narrow stair. On the Paphos coast, Peyia's steep access roads limit the size of delivery vehicle that can reach many hillside plots at all, so units arrive on smaller vehicles in more trips. Limassol's newer high-rise stock brings the opposite problem: the lift exists, but goods-lift booking and building management sign-off add time before anyone touches a window.

Distance is priced separately from difficulty. Polis Chrysochous sits far enough from the main contractor base in Paphos that travel time is folded into most quoted day rates, and a glazing job is not a single visit — survey, delivery and fitting at minimum, plus a return if a unit arrives damaged. Specification differences

The frame decides the character of the quote. Aluminium dominates in Cyprus because so much of the housing stock opens onto verandas with sliding and lift-and-slide doors. Within aluminium, the cost fork is whether the profile is thermally broken. uPVC is the other common route and behaves well thermally, but wide sliding openings push it towards the limit of what the sections will carry.

Near the sea the finish specification stops being cosmetic. Kato Paphos sits in directly salt-laden air, where galvanised and marine-grade fixings are the normal standard, and the same logic applies along the Limassol and Larnaca seafronts. The frame is rarely what fails first — the handles, hinges, rollers and screws are. What grade of hardware and what coating specification are being quoted is the most useful question on a coastal job, and the one most often answered vaguely.

Then the glass itself, where Cyprus diverges from northern Europe. The dominant problem here is solar gain, not heat loss, so a solar-control coating usually does more work than a low-emissivity coating tuned for retaining winter heat. Inland that balance shifts: Nicosia has the widest temperature range on the island, which pushes specification towards handling both August afternoons and genuinely cold January nights.

Opening type is the last lever, and a large one. A fixed pane is the least expensive square metre in any house. Tilt-and-turn, sliding, lift-and-slide and folding systems each add mechanism, weight and adjustment time, in roughly that order. A house with generous fixed glazing and a small number of opening lights prices very differently from the same house where everything opens, even with identical glass.

Season and demand

Glazing demand in Cyprus is not flat across the year, and it does not move in the same direction everywhere. Residential replacement clusters in the run-up to summer, among people who spent August fighting the heat. That pushes lead times out through spring, and lead time is often what gives first: in a busy month a quote may hold its price and quietly extend the delivery window instead.

The Famagusta district runs on the opposite calendar. Ayia Napa is predominantly seasonal tourist accommodation, so refurbishment is concentrated into November to March, and Protaras carries a high share of holiday lets with short windows between bookings. Crews there are committed through the winter, which is precisely when a residential customer elsewhere expects them to be free.

Sealed units are made to order and many frame systems are imported, so a delivery date is a commitment rather than an estimate. Two quotes at similar money with different lead times are not equivalent.

How to read a quote

  1. Fix the unit and the schedule first

    Every quote against the same written window schedule: each opening numbered, with dimensions, opening type and floor level. Without it you are comparing assumptions rather than prices.

  2. Make the glass explicit in writing

    Coating, cavity fill, spacer, and whether panes are laminated or toughened. A quote saying only that the units are double glazed has specified nothing anyone can be held to.

  3. Ask what the frame and hardware actually are

    System name, whether the aluminium is thermally broken, coating specification, and the grade of handles, hinges and rollers. On a coastal property that grade is the difference between a window that still operates in a decade and one that does not.

  4. Force the access assumptions into the open

    Floor level, lift or no lift, where the vehicle parks, whether scaffolding is needed. An installer who has not seen the property has guessed at all of it, and the guess is what changes on the day.

  5. List what happens after the units are in

    Removal and disposal of old frames, making good, internal sills, external sealing, insect screens, and whether VAT is included.

  6. Separate the two warranties

    The sealed unit carries one warranty, usually against misting; the installation carries another. Different lengths, different companies. Ask for both.

Common questions

Is double glazing worth fitting if Cyprus winters are mild?

The case here is built on summer rather than winter. Reducing solar gain lowers the cooling load, which is where most Cypriot households spend their electricity, and noise, dust and security arrive with it. Inland districts add a winter argument that the coast largely does not.

Should the price be per window or per square metre?

Per square metre of finished opening is the comparable unit, and it is how the ranges here are recorded. Per-window pricing is fine to receive provided the schedule with dimensions and opening types comes attached, so it can be converted.

Aluminium or uPVC near the sea?

Both are used successfully on the Cypriot coast, and specification matters more than material: coating grade on the frame and corrosion resistance in the hardware decide how a window ages in salt-laden air.

How long does an installation take?

The fitting is fast; the wait is manufacturing. Survey, order, production and delivery occupy most of the elapsed time, and that stretches in the spring peak and in the Famagusta district's winter refurbishment window. Ask for the delivery date in writing, not the fitting duration.

Does replacing windows need a permit?

What determines it is whether the work alters the structure or the external envelope. Like-for-like replacement within an existing opening generally does not; enlarging an opening, changing its position, or altering the appearance of a listed or otherwise controlled building can. Planning zone and municipal rules vary, so confirm with the Department of Town Planning and Housing and your municipality before ordering.

Why is one quote so far below the others?

Nearly always because it prices a smaller scope: supply-only rather than supply-and-fit, no making good, no disposal, a lower hardware grade, or an uncoated unit where the others quoted solar control. Put it to the installer as a scope question rather than a price question.
