What double glazing actually costs in Cyprus

Double glazing quotes in Cyprus swing on frame material, glass coating and opening type. Here are the recorded ranges and what actually moves them.

A double glazing quote in Cyprus is four prices bundled into one: the frame, the sealed unit, the opening mechanism, and the labour to get the old window out and the new one in without destroying the reveal around it. Asking an installer for a figure per square metre produces a number that cannot be compared with anything, because a fixed pane and a tilt-and-turn casement of identical area are different products carrying different hardware. The ranges recorded here are per opening, supplied and fitted.

The short answer

The bottom of that range is a modest, standard-sized fixed or single-opening window in a basic aluminium system, dropped into an opening that is already square and already has a sound lintel. The top of the range is a wide sliding or lift-and-slide unit in a thermally broken frame, carrying a solar-control coated sealed unit, going into a flat where the existing aluminium slider is built into a roller-shutter box that has to be dismantled and rebuilt. Both jobs are described in ordinary conversation as "double glazing", and that is precisely why quotes for the same house arrive so far apart.

It is worth being blunt about what the money buys at this latitude. In northern Europe glazing is sold on winter heat loss. In Cyprus the dominant problem is summer solar gain, followed by noise, followed by draughts and dust. A sealed unit is two panes of glass separated by a spacer with a filled cavity between them, and the cavity is what suppresses conduction. Useful, but on a west-facing living room in July the coating on the glass and the shading in front of it will move the indoor temperature far more than the cavity does. A quote that talks only about U-values is answering a question the island does not really ask.

What drives the range

  1. Frame material and whether it has a thermal break

    Aluminium dominates Cypriot window stock because it survives UV and takes a powder-coated finish, but plain aluminium conducts heat straight through the frame. A thermally broken profile puts an insulating barrier inside the section and costs more per metre of frame. uPVC and aluminium-clad timber sit elsewhere again. The frame system, named by manufacturer and series, is the single largest cost variable in most quotes.

  2. The glass make-up, not the word double

    Two panes of clear float glass and two panes with a low-emissivity solar-control coating, an argon-filled cavity and a warm-edge spacer are the same thickness on a drawing and materially different in a room. Laminated glass for noise or security is another step again. Where the quote does not write the make-up out pane by pane, the price is not comparable.

  3. Opening type and span

    Hardware cost scales with weight and with the number of moving parts. Fixed panes are the least expensive per square metre, hinged casements next, tilt-and-turn above that, and large sliding or lift-and-slide doors well above that because the running gear has to carry a heavy leaf for years in dust.

  4. What the old window is attached to

    In the 1970s to 1990s apartment blocks that make up so much of Strovolos and the older parts of Limassol, the original aluminium slider often shares its frame with a roller-shutter box and guide rails. Removing one usually means replacing all of it, and then making good plaster inside and render outside. That work is frequently the difference between two quotes on the same flat.

  5. Distance from the coast

    On directly exposed frontage such as Kato Paphos, salt-laden air is a standing condition rather than an occasional event. Marine-grade fixings, upgraded hardware finishes and stainless running gear are the sensible specification there, and they carry a premium that is entirely legitimate.

Cost by district

Prices are not uniform across the Republic, and the pattern is consistent enough to plan around.

Limassol sits above the island median for the same written specification. The reason is capacity rather than opportunism: rapid high-rise development has pulled envelope and facade trades into new-build programmes, which tightens the supply of installers available for replacement work in existing blocks. Access on tower sites is also slower, since glass has to travel through a single service lift on a booking.

Nicosia has the widest temperature range on the island, being inland, which pushes specifications towards solar control in summer and a genuine thermal break for winter mornings. Quotes there more often include external shading or a higher coating grade, so the headline figure can look higher while the frame underneath is the same.

Paphos splits in two. Coastal Kato Paphos carries the corrosion premium described above. Inland and hillside Paphos carries an access premium instead: on the steep plots around Peyia, delivery vehicle size is limited by the roads themselves, so large sealed units arrive on smaller vehicles, in more trips, with more manual handling. Polis Chrysochous adds travel time to the day rate for the same reason that any job far from the contractor base does.

Larnaca generally tracks the island median. Famagusta district is the outlier on timing rather than on price: in Ayia Napa and the surrounding resort stock, refurbishment is compressed into November to March, so a glazing package for a holiday apartment either fits that window or waits a year. Quotes taken in September for October work in that district reflect a queue.

What is usually excluded

Glazing quotes in Cyprus are frequently priced as supply and fit of the window itself, with everything around the hole treated as somebody else's problem. The items most often left out:

  • Making good. Plaster and paint internally, render and sealant externally. Removing an old frame damages the reveal almost every time.
  • Insect screens. These are close to essential here and are almost always a separate line, priced per opening, sometimes with a different lead time from the windows.
  • Roller shutters. Existing shutters, boxes and guide rails are rarely reusable once the frame they are tied into has gone.
  • Disposal. Old aluminium has scrap value and old glass does not. Some installers net one against the other, some charge for removal, and some leave the frames stacked on the balcony.
  • Access equipment. Scaffolding, a mast climber or a lift booking on upper floors. On coastal high-rise in Limassol this can be a significant line on its own.
  • Structural work. Enlarging an opening is not glazing. It changes the structure and the external envelope, which is where the building permit question begins and where a structural engineer registered with ETEK becomes involved.
  • VAT treatment. Whether the quote is inclusive, and whether the reduced rate available on a primary residence has been applied, changes the comparison between two otherwise identical offers.

How to compare quotes

The only reliable method is to make every installer price the same written schedule. Number each opening, give its dimensions, state the opening type required, and then require each quote to fill in the same fields:

  • Frame system by manufacturer and series, and whether it is thermally broken.
  • Glass make-up written pane by pane, including coating, cavity fill and spacer type.
  • Hardware brand for hinges, handles and running gear, with the finish specified where the property is near the coast.
  • Declared performance for the whole window rather than for the centre of the glass, covering both heat transmission and solar gain.
  • Who makes good, and to what standard.
  • Lead time from deposit, and what happens to it if a unit arrives damaged.
  • The guarantee: its length, what it covers, and whether it is honoured by the installer or by the profile manufacturer.

Two quotes that answer every one of those fields identically can be compared on price. Two quotes that answer them differently are not competing offers at all, and choosing between them on the total alone is guesswork. One further point, specific to older Cypriot flats. Where the building has original single-glazed sliders throughout and a management committee, it is worth asking whether the block intends to specify a common frame system for the facade. Replacing one window in a style nobody else will follow tends to cost more later than it saved at the time.

Common questions

Is double glazing worth fitting in Cyprus at all?

The winter heating case is weaker here than in northern Europe. The summer cooling case, the noise case and the dust and draught case are all stronger. On a west-facing or south-facing elevation with air conditioning running through the afternoon, the change is noticeable. On a shaded north-facing bedroom in a quiet street, it is much less so, and money spent on roof insulation would do more.

Aluminium or uPVC?

Aluminium takes UV and coastal exposure better, holds slimmer sightlines on large spans, and is what most Cypriot installers stock and service. uPVC insulates better for the money on smaller openings and is well established inland. The decision usually turns on span, exposure and what the rest of the block has already fitted.

Do the windows need a permit?

Replacing like for like within an existing opening generally does not. Changing the size or position of an opening, or altering the external appearance of the building, is a different matter and is dealt with by the Department of Town Planning and Housing and the relevant municipality. In blocks of flats, the management committee may have its own rules on facade appearance regardless of what planning requires.

How long does an installation take?

The fitting itself moves quickly once units are on site; the lead time on manufacture is what governs the programme, and it lengthens through the spring as installers fill their summer books. Quotes taken in the winter tend to carry shorter lead times than the same quote taken in May.

Why do quotes for the same house differ so widely?

Because the quotes are for different products. Frame series, coating, cavity fill, hardware grade and the amount of making good are all invisible in a headline total. Recorded ranges exist to show where a figure sits in the market, not to tell anyone what a particular window should cost.
