What roof repair costs in Cyprus in 2026
Roof repair in Cyprus runs €35–95 per square metre. What moves a quote inside that range, what quotes usually leave out, and how to compare them properly.

Roof repair in Cyprus is recorded between €35 and €95 per square metre, with a median of €55, for tile replacement including battens. The top of that range is close to three times the bottom, and the difference is almost never the roof covering. It is what lies under the covering, what is standing on top of it, and how a crew and its materials get up there in the first place.
The short answer
Two things about that figure matter before it is used to judge a quote.
First, the unit is per square metre of roof actually worked on, not per square metre of house. A leak above one bedroom may involve a dozen square metres of stripping and relaying, with the rest of the roof untouched and unpriced. A contractor who quotes the whole roof area when one corner has failed is selling a recovering job — a legitimate recommendation, but a different one.
Second, a genuinely localised repair — a split at one lap, a blocked outlet, a lifted flashing — is usually not quoted per square metre at all. It is quoted as a call-out with labour and materials on top, and what sets that figure is travel distance, whether an access platform is needed for a morning, and whether the fault can be diagnosed in one visit.

What drives the range
Whether the failure is in the covering or in the screed beneath it
Most Cypriot housing has a reinforced concrete slab finished with a lightweight screed laid to falls, then a membrane, then tiles or a protective coating. If only the membrane has failed, the job is a strip and reline. If the screed has broken up — which is usually what has happened when water appears a long way from the visible crack — it has to come off and be relaid, and the price moves toward the top of the band. Nobody can price that confidently from the ground.
What has to be lifted off the roof first
Almost every Cypriot roof carries a solar water heater and its cylinder, usually on feet that penetrate the waterproofing, plus water tanks, air conditioning condensers and increasingly a photovoltaic array. Each is a disconnection, a lift, a re-set and a reconnection, and each is a line that separates a complete quote from a partial one.
Access
Whether a lorry can stand beside the building decides how much of day one is spent carrying. Scaffolding and access platforms are recorded at €4–13 per m² per week, median €7, for erection, hire and dismantling — a separate trade with its own rate, and one of the two items most often absent from the lowest-priced quote.
Flat, pitched, or pitched over flat
A flat slab, a trussed tile roof, and the common Cypriot hybrid of a decorative tiled pitch built over a concrete slab are three different repairs. On the hybrid the failure is frequently in the slab below, and reaching it means removing and refitting the pitch first.
Whether insulation goes in at the same time
Once the covering is off, adding thermal board is recorded at €15–40 per m², median €24, and it is the only moment it can be done without paying twice for the same strip-out. That is a decision to make before signing, not after.
The detailing, which is where roofs actually leak
Parapet upstands, outlets, the plinth under the water tank and the feet of the solar heater account for most leaks. A quote pricing open field area that says nothing about upstand height, outlet replacement or termination detail is pricing the easy part.
Cost by district
District differences follow contractor availability rather than distance. Limassol sits about 12% above the island median, Paphos about 6% above, Larnaca about 4% below, and Famagusta district about 8% below. The district pages carry the recorded range for each area; what follows is why the gaps exist.
Nicosia. The island median, and the baseline the others are read against. Inland Nicosia has the widest temperature range on the island, which matters for roofs more than for most trades: a dark surface on an exposed slab moves through a bigger daily swing than anywhere on the coast, and that movement is what opens laps and cracks rigid finishes. Strovolos and the suburbs around it hold a large stock of 1970s to 1990s apartment blocks where the roof is common property, and there the constraint is rarely the rate — it is getting a management committee to agree a scope and a share.
Limassol. The most active construction market on the island, and rates follow. High-rise development has pushed demand toward balcony waterproofing and facade maintenance, which competes for the same crews, so lead times lengthen before prices do. Inland, Pissouri has known ground movement in parts of the village, and a recurring roof crack there warrants a structural survey before it is treated as a waterproofing problem.
Paphos. Two distinct effects. In Kato Paphos the air is salt-laden and galvanised or marine-grade fixings are standard rather than an upgrade; ferrous fixings on a seafront parapet will bleed rust through a new coating within a season. In Peyia, steep access roads limit crane and delivery vehicle size on many hillside plots, which changes how material reaches the roof. Polis Chrysochous sits far enough from the contractor base in Paphos that travel time is priced into most day rates.
Larnaca. Slightly below the median. Aradippou and the newer detached housing around it give the simplest roofs on the island: single-family, straightforward access, one owner deciding. Nearer Oroklini and the salt lake, humidity affects specification, and a coating chosen for its drying behaviour matters more there than its price per litre.
Famagusta district. The lowest recorded rates and the tightest calendar. Paralimni, Ayia Napa and Protaras are predominantly seasonal tourist accommodation, so refurbishment concentrates into November to March — which is also when a roof is genuinely tested by rain, and when a liquid system is hardest to apply to a dry substrate. Booking in September rather than December is the largest scheduling saving available there.
What is usually excluded
One of those deserves expansion. Correcting falls is the item most often skipped and most often the actual cause: a membrane laid over a roof that ponds fails early whatever it cost, and the fix is screed, not coating. Reinstating waterproofing afterwards is recorded separately at €18–45 per m², median €28, for a two-coat liquid membrane — which is why the two jobs are better scoped together than run sequentially by two firms.
Permits are a smaller question than people expect. Renewing a roof in kind is maintenance. Altering the structure, raising the roof line, or changing the external envelope is not, and that route is counted in months.
The practical consequence is calendar rather than cost: where a permit does apply it is measured in months, and a contractor who proposes to start before it is granted is offering a risk, not a saving.
How to compare quotes
Have every firm price one written scope
Area stripped, area recovered, whether screed is included, which items are lifted and refitted. Without that, three quotes are three different jobs and the lowest is simply the one that assumed least.
Make them name the system, not the category
"Waterproofing" is not a specification. The quote should name the product system, the number of coats or layers, the coverage rate or finished thickness, and the reinforcement at upstands and corners. Two quotes naming the same system and differing by a fifth differ on labour and preparation.
Separate the two guarantees
A manufacturer's system warranty and the contractor's workmanship warranty are different promises from different parties, and the manufacturer's usually depends on approved application and registered detailing. Ask which applies, for how long, and what voids it.
Ask how the leak was diagnosed
A quote written after an inspection that traced water to a specific detail is worth reading. One written from a photograph of a stained ceiling is a guess with a price on it — water travels a long way under a screed before it appears indoors.
Read the payment stages
A deposit for materials, a stage on completion of the strip-out, and a balance after a witnessed water test is a normal structure. A balance due before any test leaves nothing held back against the one check that proves the roof works.

Common questions
Is it worth repairing a roof or recovering the whole thing?
The deciding factor is the condition of the screed, not the age of the covering. Where the screed is sound and the membrane has failed in one or two places, a repair is proportionate. Where the screed has broken up, or the roof ponds because the falls were never right, patching buys a season and the money is spent twice.
Why is one quote so much lower than the others?
Usually because it covers less, in a predictable order: no scaffolding, no lifting and refitting of the solar water heater and tanks, patching the screed rather than replacing it, no allowance for outlets, disposal left to the owner. Comparing scope line by line removes most of the apparent gap.
When is the best time of year to have roof work done?
Spring and autumn. Liquid and torch-applied systems both need a dry substrate and a temperature window, and summer surface temperatures on an exposed slab push crews to early starts and short days. Winter is when leaks are found and when seasonal properties sit empty, which is why the Famagusta district calendar is so compressed.
Does the solar water heater have to come off?
If the work area includes its feet or its pipework penetrations, yes — and it should appear as its own line with a named cost. Recovering around a heater that was never lifted leaves the original penetrations untouched, and that is where a large share of repeat leaks start.
How long does a roof repair take?
A localised repair is usually a matter of days. A full recovering is governed by strip-out, screed drying time before any membrane can go on, and weather windows — not by the coating. A programme showing no drying period between screed and membrane is worth questioning.
